Tiger Woods Buys $38M Jupiter Island Property
ESPN reports that Tiger and Swedish wife Elin just bought a 13,207 square foot home on 10 acres stretching from the Atlantic to the Intercoastal Waterway.  The property has 8 bedrooms, 13 baths, several guest houses, and two docks.  (In case you’re wondering, if Tiger put 20% down, his mortgage would be apx $182,263/mo, plus some $40,000/mo in taxes and insurance.)

HomeBUYING Question


I just made an offer on a home that had been on the market for 8 months.  Now suddenly there’s a second offer.  Why is it that when I decide to make an offer, suddenly and mysteriously another offer appears?  I’m a little suspicious." 

***ANSWER:
While RARE, agents have been known to unethically and illegally invent offers. 

In the 90’s, a couple had their home for sale and their agent got an offer.  He proudly told them he planned to lie and say he had a 2nd offer.  To his sad shock and dismay, they lost all trust in him and ended their listing.  They then called me and I sold their home WITHOUT inventing even one bogus offer, and these wonderful people have been great clients for years.

As to your situation… 

There’s no dependable way to tell if the other offer is real.  I advise you ask your agent to quiz the seller’s agent about the other offer and try to determine if he’s making it up. 

If it seems real or you can’t tell, just be sure you don’t offer any more than you feel the home is worth.
 

HomeSELLING Question


Hello Gary.  I have a dilemma. I want to sell my Riverside home and move to San Diego.  Because my friend is an agent and having money problems, I feel obligated to list with her.  But I’d much rather use another agent I know who’d do a much better job. Any ideas?" 

***ANSWER:
First of all, I can tell you’re a very nice person and a good friend. 

I’ve known many people in your dilemma, and almost every single last one who hired the less competent friend regretted it later.  Not only did they lose money, sell slower, or have unnecessary headaches, often they lost their friend in the messy process.

I suggest you tell your friend that you value your friendship too much to risk it by doing business together.

If you’re a big softie, you might also give your friend a check for $1,000 and hire the good agent.  A bad agent would likely cost you way more than $1,000, so you'd be better off...
 

Investing or Financing Question


I’m looking to refi my condo.  Money is money, so I’m calling lenders out of the phone book trying to find the lowest rate.  Can you recommend me the lender you think has the lowest rates?"

***ANSWER:
STOP!

Shopping rates is NOT the way to find your lender.  Here’s why:

1. There's more to a loan than interest rate.  There's points.  Fees.  Loan type.  Lock-ins.  Prepayment penalties.  Amortized vs. interest only.  And more. PLUS, if you get a loan that adjusts at any point, there’s another long list of variables like index, margin, start rate, caps, and more.

2. If you've ever dealt with an inept lender, you know how much of a headache it is, whether or not you ever get your loan. 

3. Unfortunately, some lenders quote low rates to get you in the door.  Then later when you’ve invested time and money, they find an excuse why they can’t get you that low rate.  BUT they will happily make you a loan at a higher rate.  Surprise!  It’s called “bait and switch”.

So yes, I’ll be happy to recommend an honest, skilled lender to you with competitive rates.  Will they quote you the lowest rate?  I don’t know, but they’ll be honest with you and actually deliver what the promise.  Call me at (858)457-KENT.
