Some city names are normal, ordinary, boring, bland, or drab (such as Normal IL, Ordinary KY, Boring MD, Bland MO, or Drab PA). And some are peculiar or odd (Peculiar MO, Odd WV). While others just seem like they’re typos (Typo KY, or perhaps even Zzyzx CA).

Homebuying Question


"What if my offer is rejected?"

***ANSWER:
Many clients ask me this question.

Unless you make a very low offer, the seller will likely either accept your offer or make you a counter-offer with a change of price and/or terms. Then you and your agent will look over the counter-offer and you’ll decide if you want to accept it or make a counter-offer back to the seller. The average offer has 2-3 counter-offers before the buyer and seller reach agreement.

 

HomeSELLING Question


"Hi Gary, I’m thinking of selling my rental house in the College Area. I’ll probably offer it to tenant first? How do I find out value? Should I get an appraisal?”

***ANSWER:
It's smart to offer the house to your renter first. I usually ask my landlord-clients if they've checked to see if their tenants want to buy.

Two words of caution:

1) In my experience, most tenants are interested. But few end up buying, often after making the landlord wait several weeks for an answer. So give them a short deadline, perhaps a week. It only takes a few days or less to know if they can get a loan. Refer them to a reputable lender who'll report back to you if they're really qualified so you don't waste a lot of time. Call me and I’ll put you in touch with my preferred lender.

2) Once you've found the buyer, that's only half the job. There are still contracts full of important small print, disclosures, other forms, inspections, negotiations, complying with legal requirements, and overseeing the entire process. I can help you do that at a reduced fee because half of the work of finding the buyer is already done.

Investing or Financing Question
"Hi Gary. I just turned 55 and I was wondering if that means I can sell my rental house tax-free?"

***ANSWER:
Where do I start…

Prior to 1997, tax law allowed homesellers 55 or older a once-in-a-lifetime option to exclude $125,000 of gain on their principal residence. This did NOT a investment property.

And that law was changed in 1997 such that a single person (regardless of age) can sell their principal residence and exclude $250,000 of gain. A couple can exclude $500,000.

Of course, none of this applies to rental property anyway. The most common way to sell investment property and not pay tax is to do a 1031 tax-deferred exchange into another investment property.

There are other complex and rather esoteric approaches that are beyond my scope.
