Zillow.com Warning
To date, I’ve had dozens of clients tell me they went to Zillow.com to find out their home value. One little hitch. Most of Zillow’s cute little “Zestimates” that I’ve seen are PATHETICALLY inaccurate. The typical price was 10-20% high or low, though I’ve some were off as much as 40%. I give them low marks for accuracy and do not recommend using them for a serious idea of your home value. …But I give them high marks for comedy and entertainment.

Homebuying Question


"Can I get a good deal on a foreclosure?"

***ANSWER:
It depends on what you call a “good deal”. Foreclosures usually sell close to market value. So getting a “steal” is unlikely. Foreclosures are the “Holy Grail” of real estate, coveted by many but obtained by few.

There are generally two types of people who do get a steal on a foreclosure:

1) Seasoned Investors
2) Very Lucky People

The Seasoned Investors often buy “all cash” and make investing their full-time job. They do their homework, chase leads, and make lots of offers before they land a “good deal.” Sadly, a few Seasoned Investors are lacking in the ethics department, taking advantage of and misleading people. Ultimately, after much work, Seasoned Investors can get some excellent values, but many are only 5% to 10% under market. Nothing to write home about.

The Lucky People just happen to fall into a “good deal” on a foreclosure. Their agent finds them a house and they learn during or after the negotiations that the owner was in trouble and that’s why they got a good price. Or their uncle’s neighbor falls behind and they buy the home. Usually it’s just accidental.

So the best advice I can give you is not to spend too much time chasing foreclosures (but you might want to sign up for my Foreclosure Hot-List above as it won’t take a lot of your time.)
 

HomeSELLING Question


"Hi Gary. I see your name EVERYWHERE. You do an awesome job marketing yourself. But how do I know you'll do a good job marketing and selling my home?"

***ANSWER:
Good question. Two answers:

If I can't market myself, why would you ever hire me to sell your home?

And…

By getting my name out there in so many different ways, people are constantly coming to me for their real estate needs. And many of them end up buying homes I have for sale.



Investing or Financing Question

"I own a three rental houses and a condo here in San Diego. I’m hoping to trade up to buy a 10-20 unit apartment building. I've heard the term 'cap rate', but I’m not sure what that means. Can you explain it? Thanks…"

***ANSWER:
Cap rate, short for "capitalization rate", is a rough rule of thumb to help determine value. A cap rate is the amount of return an investment yields. It is sometimes called a rate-of-return or return-on-investment.

In real estate, it's calculated as the "net operating income" (NOI) divided by the price or value. NOI is gross annual income minus operating expenses, not including loan payments. The formula looks like this:

Cap rate = NOI/Value

To determine approximate value, you divide a property's NOI by the prevailing cap rate for the area (San Diego is 3-6%, depending on the type of property):

Value = NOI/CapRate

That's the theory. In practice, you need to determine the prevailing cap rate and be sure the NOI figures for rents and expenses are accurate and up-to-date.
