Décor & Remodel Nightmare #6 of ???
Black and blue, the story of two homes…
There was an all-blue condo with all-blue furniture for sale a few years ago. It
sat on the market awhile, which must have made the owner, well, all blue. Then
there was the house for sale with black paint…black wallpaper…black
ceilings…black floors…black toilets…black EVERYTHING. Sounds like someone had
some issues. My advice is: Monochromatic may look good on Regis, but please
don’t’ try this at home…

Question
"Hi Gary. My
wife and I are looking for a house in Tierrasanta or UTC. We looked last year
and I felt like I was guessing how much to offer. Should I just offer some %
below the list price? What do you suggest?"
***ANSWER:
Sorry, but there's no simple formula. What you should offer depends on 4 things:
1. VALUE-
The #1 factor in what to offer is value. Forget "always offer 5% below list."
That focuses on LIST price--which only tells you what the owner wants, but not
the value. What if the owner is WAY off?! You need to know the home's value
before deciding what to offer. So educate yourself on values and work with a
skilled and trusted Realtor.
2. COMPETITION-
If you're the only person offering, start lower than if there are other offers
to compete with. Yes, even in this calmer market, some homes sell with multiple
offers and at full price!
3. SELLER MOTIVATION-
If the seller is highly motivated (i.e. bought another home, has financial or
personal pressures, etc.), you may get a better price. If not, expect less
movement from the seller. Find out why the owner is selling. FYI: You may not
find out the real reason.
4. YOUR MOTIVATION-
Is this the perfect home for you? Then don't mess around with low offers that
could make the seller LESS negotiable (because you offended them) or allow
another buyer to jump in and buy the home from under you.
HomeSELLING
Question
"I want
to know what my home is worth. I had it appraised for $1,200,000 in June. Aren’t
appraisers usually conservative?”
***ANSWER:
Let me start by debunking one of the longest running myths in the history of
real estate: “Appraisals are usually conservative.” (Conservative meaning
“low”.)
Not true.
I can tell you from undeniable and repeated personal experience that, on
average, residential appraisers tend to come in on the high side, somewhere
around 3%. (Note: Do NOT look at your appraisal and subtract 3% and think that’s
the value. 3% is merely an average--yours may vary.)
Why does this “conservative appraisals” myth persist?
Here’s my theory, a two-parter:
Part A: In a rapidly rising market, some home appraisals may come in low because
the appraiser may not be factoring in how quickly the market has risen.
Part B: When an appraisal in a home purchase comes in low, everyone hears about
it because it causes problems and can kill the sale. But when an appraisal comes
in high, no one usually hears about it.
Hope that sets the myth to rest…
Investing or Financing Question
"Does it make sense to pay points on
a loan to get a lower rate?"
***ANSWER:
I’m not sure on adjustable loans, given all the variables. So let’s talk about
fixed rates.
Recent 30-year fixed rates loans for borrowers with excellent credit were
around:
6.25% @ 0 points
5.875% @ 1 point
For “jumbo” loans (over 400K):
6.375% @ 0 points
6.125% @ 1 point
So if you pay one point on a 30-year fixed-rate loan, you’ll typically get your
rate 1/4% to 3/8% lower. This means if you pay a point and keep your loan for
3-5 years, you’ll breakeven. After the 3-5 years it’s profitable.
Another reason to pay points (or ask the seller to pay them) is to get a lower
rate allowing you to qualify for a higher loan. This may be the difference for
you to stretch just a bit more to get the home you really want.
