True Story: Can You Trust Your Lender?
Last year, I represented a homeseller and received an offer with a pre-approval
letter. I’d never heard of the loan broker, so I called him. Our conversation
went like this…
Me: “So are the buyers REALLY pre-approved?”
Loan Broker: “Oh, yes.”
Me: “How much do they make?”
Loan Broker: “Uh, I don’t know.”
Me: “What do they do for a living?”
Loan Broker: “I don’t know.”
Me: “What’s their credit score?”
Loan Broker: “I don’t know.”
Me: “Have you ever actually spoken with the buyers?”
Loan Broker: “No.”
Me: “So are they REALLY pre-approved?”
Loan Broker: “Not exactly.”

"I’ve never
bought a home before. How much money will I need to spend up front before I know
if my loan is approved and I’m able to buy the home?"
***ANSWER:
You’ll typically spend about $750 on your credit report, appraisal, and home
inspection.
You’ll also write a big check for your deposit, often 1-3% of the price. But
that’s not technically an expense. If you follow through with the purchase, it
counts as part of your down payment. If you don’t cancel consistent with the
rights and contingencies you have in the contract, it’s 100% refundable.

Question
"What can I do to motivate agents to show and sell my home?”
***ANSWER:
Here are 5 ways:
Price-
Agents show homes they can sell. Price yours near market value, otherwise agents
are less likely to show it.
Commission / Incentives-
Agents are putting bread on their table. Offer them a higher commission or other
incentive and you’ll get more attention.
Condition-
Agents like showing beautiful homes over ugly ones. It’s only natural.
Access-
With all the homes for sale right now, you must make yours easy to show. Why? If
an agent has 20 homes she can show, but only time for five, do you think she’ll
show the difficult “no-lockbox, appointment-only, limited-hours,
call-agent-to-arrange” ones or the “show-anytime, call-first, use-lockbox” ones?
Good Agent-
Agents like to work with good competent full-service agents. They avoid homes
where they have to do the other agent’s work (more work for the same pay) or
where their escrows are likely to fall through (more work and NO pay).
Investing or Financing Question
"I have a letter from a mortgage broker saying I’m pre-qualified.
Is that sufficient to show a seller that I’m qualified when I make an offer?"
***ANSWER:
Per the conversation you read in the top section of this week’s Q&A, a
pre-qualification or pre-approval is only as good as the loan rep that gives it.
From personal experience, I’ve found that only 50% the loan brokers I’ve dealt
with are honest and know what they’re doing. The other 50% are the ones that
scare me. And unfortunately, the bad ones don’t tell you who they are.
Because of this, the sharper, more experienced agents aren’t satisfied with a
letter from a mortgage broker they don’t know, and prefer to have a lender they
do know double-check the buyer’s qualifications.
That’s what I do. I don’t know what your seller or their agent will do…
