True Story: Never Trust A Stranger Who Calls You “Buddy”
Remember Jon Lovitz’s Saturday Night Live character who’d always stumble over his lies and exaggerations? He’d say thing like, “Uh…yeah…I’m very rich…I’m uh…I’m a millionaire…I mean…I’m a billionaire…that’s right.” Remember him?

 

Well, in 2004, I was shopping loans for an apartment building I was buying. I spoke with a lender I knew and trusted and another one, whom I’ll call “Lender-X.” Though I didn’t know him, he kept calling me "buddy" (my first clue?) and promised a much better loan. I told him, "Deliver what you promise and you'll get all my business. If not, I'll cancel the loan and my clients will never use you." That was Friday afternoon.

Monday morning, he emailed me. To paraphrase, he said, “We…uh…we re-ran the numbers…yeah, that’s right…we re-ran them. And…we…we realized that’s not the best loan for you…yeah. But we do have a great loan for you. Sure, the rate is higher, but it’s a great loan…that’s right…a great one.” (FYI-- I got my loan from the first lender)

Homebuying Question


"We want a 4BR/2BA home in Clairemont or Serra Mesa under $475,000. But for some reason my agent keeps calling us with 3BR homes and houses in other areas like Mira Mesa. This happened last time when we bought our condo. What’s the deal?"

***ANSWER:
It's because few agents really listen or take the time to understand what you want and why, causing two problems:

1. They don’t get really hear what you want, and

2. They don’t make suggestions of other options to accomplish the same thing.

It's like a doctor saying, "I think the patient said he wants 10 milligrams of antibiotics. I’m not sure why. But go get your needle and give it to him anyway." That's called "malpractice".

Smart agents sit down and have a good conversation with you, asking questions to discover what you want and why. They're honest with you and tell you if your goals are realistic. If not, they make suggestions to help you find a home that fits your needs and wants.

Perhaps you're better off with a 3BR/2BA...or even a 3BR/1BA in a better neighborhood, a house that you can add a 2nd bath to later.

For your situation, have a serious talk with your agent or go find another one who'll ask you the right questions, listen to your answers, and show you homes you like.

 

HomeSELLING Question


"I’ve heard so many things about termites and termite inspectors. I don’t know how it all works. What should I expect when I sell my home?”

***ANSWER:
Let’s go ahead and clear up some common misconceptions about termites and selling a home...

Not just termites–
A “structural pest control” inspection covers ANY insect, organism, or condition that destroys wood in a home. That includes dry rot, water leaks, and more.

It’s NOT the law–
You’re not legally required to give a buyer a pest control clearance, but 99% of buyers expect one. So plan on it.

Not all homes need to be tented–
In my experience, 70% of houses do NOT need a fumigation when they sell. And about 25% need NO work at all.

If a termite inspector can see it, so can you-
If you have any doubt about work your termite inspector flags on his report, ask to SEE the evidence. If you can’t see it, neither can he, so he can’t put it on his report.

Not all termite guys are crooks-
Some undoubtedly are, but most I’ve know in my day are honest, hardworking people.

Investing or Financing Question


"Hi Gary. I’d like to buy a home. But the very little credit I have isn’t good. Any suggestions on how to improve my credit?"

***ANSWER:
Here are five suggestions anyone can use to rebuild credit:

Get a secured credit card-
Secured credit cards report your credit payment history to credit bureaus just like a regular credit card. They are "secured" by your money, which you deposit in a FDIC or NCUA insured bank account. Ask your favorite banker.

Get a department store card-
They’re easier to qualify for than a general bankcard. Be aware that they may charge a high interest rate.

Give yourself a loan-
Open a passbook savings account in a bank or credit union. Then take out a low-interest loan using the passbook as security. The bank will report your payment history to credit bureaus.

Get a credit report from all three bureaus-
Each may have different info. If you’re being turned down for credit, find out if the reason is valid. Many credit reports have errors. Dispute any inaccuracies you find.

Don't apply for every card offer that comes your way-
Each one generates an inquiry in your file. Too many inquiries can hurt your credit.

Time is your best friend. As you keep adding positive information to your credit report over time, any negatives will first be diluted and then begin to recede in importance. They usually won't drop off completely for seven years, but they become less important to future creditors evaluating your credit-worthiness.
