Did You See The San Diego Union Article Sunday?
They noted that my Gary Kent Team’s business jumped 41% in the 3rd quarter.
Why? Clients say today they want an experienced agent with a successful track

True Story: That Other Buyer Is A Jerk
In ‘84, I was locating land for a condo builder who swore loyalty to me. Not
trusting him, I never told him addresses for fear he’d go direct and cut me out.
After two weeks, I found a choice lot that wasn’t listed and we wrote an offer.
Out of the blue there was a 2nd bidder and the price kept going up, up, up.
After a few rounds, he realized the other buyer was...HIM. He secretly had
another agent find the same lot and was negotiating against himself! Turns out
his greed cost him the property.

Question
"Hi Gary. I know from when we
bought our current home that buying a home can be so emotional. In fact, this
home really doesn’t even some of the features I really wanted. Can you give me
any ideas to organize my thoughts and do this the right way?"
***ANSWER:
Get out a sheet of paper (or open up a Word doc) and write the words:
a. Musts
b. Wants
c. Dislikes
d. Avoids
Then sit down and write the home features that fit in each category for you.
When you finish, sit down with your agent and share your list. There’s a huge
difference between saying:
“We’d like a 4BR house on a quiet street with a 2-car garage.”
And having a list you give your agent that says:
a. Musts: 3BR+, 2BA
b. Wants: 4BR, 2-car garage, canyon
c. Dislikes: Busy street
d. Avoids: Pool
With this list, you won’t waste your and your agent’s times looking at homes
that won’t work…and you will invest your time looking at homes that will.
HomeSELLING
Question
"It seems like all the agents I’m talking with want to list my home for six
months. Should I list for that long?”
***ANSWER:
Provided you hire the right agent, there’s a valuable benefit to giving the
agent enough time to sell your home.
For example, say you have a short listing and you get a low offer a week before
the listing expires. Do you want your agent pushing you to take it because his
listing is almost up?
Or would you prefer he looks out for you and tells you to turn the offer down
and wait for a better one? Give the agent time to do his job.
A word of caution…
If you list with the WRONG agent, getting locked in a 180-day listing agreement
could be a disaster. So ask for a cancellation clause letting you cancel any
time you’re not satisfied. I always give that right to my clients when they
request it.
BTW…
Remember to CALL ME about selling your home. Sure, I write this ezine every
week. But I’m not a writer by trade. I’m a full-time (and a half) San Diego real
estate broker. That’s why the information I share with you is straight “from the
trenches”…

"I
hear about no-doc loans. What documents are normally needed for a full-doc
loan?"
***ANSWER:
Here are the items you typically need when you do a full-doc loan application:
- Copy of sales contract
- List of your residences last 2 years
- Employer names and addresses last 2 years
- Copy of last 2 years tax returns
- Copy of last 2 years W-2 forms
- Pay stub covering full 30-day period (indicate YTD)
- Verification of additional sources of income
- Divorce decree (if applicable)
- Social security #’s & driver’s licenses for all applicants
- Last 3 months bank statements
- List of creditors (ie. car loans, charge accounts)
- Info on cash assets, stocks, bonds, real estate, life insurance
- Check to pay for all credit report and appraisal fees
