Welcome and TGIF. We’re
seeing a big bump in people buying homes. Perhaps they want to be settled in
their new home by Christmas. …A sad anniversary: on this day in 1913, the U.S.
introduced the income tax, as authorized by that pesky 16th amendment. …When
another team’s athlete is caught using steroids, he’s a cheater. But I think
Charger Shawne Merriman is a victim of tainted supplements. Am I biased or
naive? Either way, I see us in the playoffs.
What Is A “Short Sale”?
In today’s market, some people won’t net enough from a sale to pay off their
loan, due to a high loan balance. A “short sale” occurs when their lender agrees
to take less than the full balance and forgive the rest. Why would they agree?
Because banks do NOT want to foreclose. So they’ll often agree if they think
they’ll end up otherwise foreclosing.

Story: Never Say THESE Words When You’re Buying!
“I want it! I want it! I want it! I want it! I want it!”, blurted out the
man when I told him I wanted to sell my small office building a few years ago. I
had figured on getting $660,000, but I held firm and he paid $690,000. By my
estimation, each “I want it” cost him $5,000!

Homebuying
Question
"Hi Gary. My wife and I are
first-time homebuyers. We want to make sure the home we buy is in good condition
and doesn’t have a lot of problems. What inspections do you recommend we get?
And do we do them before or after we make an offer?"
***ANSWER:
Here’s the answer my attorney wants me to give you:
You should get every inspection and test imaginable. That includes a basic home
inspection, termite (pest control), structural/soils, mold, asbestos, pool,
roofer, heating contractor, electrician, plumber, etc.
Now that my attorney is happy, here’s what I and most people do on a typical
home:
Get a basic home inspection and have the seller get a termite inspection and
provide a clearance. If your home inspector feels additional inspections are
needed, get them.
Exception: If the home has a “red flag” indicating it may have an issue with the
structure, roof, etc., then go ahead and get that inspection asap during escrow.
Home inspections are done after the offer is accepted, during your contingency
period, which means you can ask for repairs and/or pull out if you’re not
satisfied. The termite inspection can be done before or during escrow.
HomeSELLING
Question
"My mother is moving into a retirement home
and we need to sell her house. She hasn’t been keeping it up and we’d like to do
some work on it so it looks better and can get a higher price. The trouble is
I’m too busy to supervise things. Can you recommend a good contractor who you
can trust?”
***ANSWER:
I know several excellent contractors. And I’ll be happy to come out to see the
house and make recommendations on what work to have done.
I’ll even be happy to check on their work to make sure I think it’s being done
right. I’ve had several clients who lived out of town and I unofficially
supervised the renovation work. They never had to even come to town to handle
things.

Investing or Financing Question
FINANCING:
"How long does it take to get a home mortgage?"
***ANSWER:
Most lenders take 30-45 days. But even if you give them 6 months, be ready for
your lender needing a more days than planned, either due to dropping the ball or
something unexpected coming up at the end.
That being said, I use the best and fastest lender in town, and they only need
just 10 to 14 days to make your loan. If you'd like to talk with them, call me
