Story: Please Don’t Eat This Sandwich
The termite inspector I used years ago was a character. People often told
him they were concerned about going back into a home after it was fumigated. His
reassurances that it was safe often fell on deaf ears. So to prove a point,
sometimes he’d put a sandwich in the home, fumigate, and come back the next day
and eat the sandwich. Iccck.

Question
"Gary, as you know the market has
changed drastically in the past year. It’s gone from a seller’s to a buyer’s
market. My question is whether I should buy in a buyer’s market. What do you
think?"
***ANSWER:
Here’s the funny thing. When we had an overheated seller’s market 2000-2005,
many people said they were waiting to buy when things slowed down…i.e., a
buyer’s market.
Now in today’s cooler buyer’s market, many of those same people say they’re
waiting for the market to improve…i.e. a seller’s market.
Huh?
Stop procrastinating. If you and I knew how to time the market, we’d be rich. We
don’t. So if you want to buy a home now and plan to keep it a few years, go for
it.
So what if you just miss buying at the exact bottom? You’re certainly NOT buying
at the top. And at least you’ve got a lot of homes to choose from and can find
one you love at a great price.
HomeSELLING
Question
"Hi Gary. We’re going to be selling our home.
Do you recommend an agent who works solo or one that has a team?”
***ANSWER:
Before I answer that, I should tell you that I fit in the latter category. That
being said…
Use an agent with a team!
Why?
Today, selling a home is so much more complicated than it used to be. There are
so many different “skill sets” required: selling, marketing, photography,
copywriting, understanding contracts, negotiating, paperwork, managing the
process, and more. And it takes so much more time, more than any one person has.
The end result is a good team will take care of you more than virtually any lone
wolf jack-of-all-trades agent could.
Caution: Make sure the person and team you hire will still give you personal
service. You don’t want to be just a number and get lost in the shuffle. I
always make it a point to call my clients at least once per week to be sure I’m
giving that personal service.
I think this is beginning to sound too much like a commercial for me, so I’ll
quit while I’m ahead. But that answer should help you…
Investing or Financing Question
Financing:
I refinanced my house 2 years ago and the rate is fixed for 3 years. Because I'm
low income, I can't really afford to have my payment fluctuate each month so I'd
like to refinance again and get a fixed rate.
Last time, I had a broker find a loan for me but neither of us was completely
happy with the company that did the loan. He's no longer in the business so now
I'm trying to figure out how to choose a company to do my refinance.
How do I figure out who to go with? Should I try Lending Tree or some other big
name? Help!
***ANSWER:
As you’ve read in past e-newsletters, I prefer direct lenders over mortgage
brokers. In my 22+ years in real estate, I’ve known a handful of stellar
mortgage brokers and way too many so-so ones.
And be sure the direct lender is one you know and trust, or someone strongly
recommended by a real estate professional you know and trust.

BTW-- I’m not a big “Lending Tree” fan as it’s way too easy and common for
lenders to quote you a low rate, get you to apply with them, then find a reason
not to give you that low rate…
