Another Real Estate Myth
Debunked
Myth: I don’t plan to fix anything so I’m selling my home AS IS.
Reality: Advertising your home “as is” doesn’t make buyers automatically
abide by your wishes. Rather, it makes them wonder what’s so wrong with your
home that you don’t want to fix it. And it’s next to impossible to write an
airtight “as is” clause that prohibits a buyer from inspecting and objecting to
their findings.

Homebuying Question
"Hi Gary. How much is a typical
deposit on a home and who holds the money?"
***ANSWER:
Deposits vary greatly and many people have different opinions on what’s normal.
For me, it’s about 1% of the sales price.
Typically, when you write your offer you give your agent a personal check made
out to the agent’s firm or the escrow company.
Upon acceptance, the check goes to the escrow company and is cashed immediately,
usually the day after acceptance. (Be sure you have sufficient funds to cover
the check or transfer the money in ASAP. Having your check bounce is breach of
contract.)
If the offer is not accepted, the agent either gives you your check back or
holds it (with your permission) if you plan to make another offer soon.
HomeSELLING Question
"Hi Gary. I want to figure out how much my
home will sell for. Can you email me some comps?”
***ANSWER:
I’d be happy to, but…
By themselves, comps (sold homes comparable to yours) aren’t enough to correctly
determine your home value. They need objective interpretation and adjustments.
I can’t tell you how many of my clients only used neighborhood sales prices to
get an idea of their home’s value.
When I say prices ONLY, I mean they didn’t know, didn’t adjust correctly for, or
flat-out ignored:
- location
- home size
- usable lot size
- # of bedrooms
- # of baths
- floorplan
- view
- garage
- condition, curb appeal, design, interior appeal
- changes in the market over time
- etc.
If you’re selling your home, knowing the correct value and optimum list price is
critical. Don’t do it on your own unless you’re merely curious.
(Of course, if you’d like to know your home value, give me a call at
858-457-KENT. I may even be able to give you a rough idea over the phone.)
Investing or Financing Question
"Hi Gary. I’d like to start
investing in real estate, but I don’t have a lot of extra cash. Is it possible
to buy zero-down as an investor?"
***ANSWER:
Zero-down investor loans are hard to get, but not impossible if you have good
credit. They’re available on condos, houses, and (if I’m not mistaken) duplexes
only.
If you don’t know a lender you trust who can make such a loan, I can refer my
trusted lender to you. Just call me…
