Welcome / This Week's Special Offer

Welcome To The Latest Issue
Happy New Year to you and yours. …I’ve got FIFTEEN brand-new foreclosure properties since last week. Remember that NONE are officially on the market yet, so you get first crack at them! …Things you learn at holiday family get-togethers: My cousin said when my grandfather came from Poland in 1921, he wanted to change his name from Kapulski. So he flipped through the New Jersey phone book and picked “Kent”. …15 seats left for our free Jan. 20 seminar: “2007 San Diego Real Estate Forecast” with Sanford Goodkin (Google him & you’ll be amazed at all he’s done!). For your free seat, click here.

A Look Back: 2006 San Diego Real Estate Highs and Lows
2006 was a year of drastic change in the San Diego market. Here were some of the extremes:

Highest Condo Sale:
$4,250,000 – In The Pinnacle downtown
Lowest Condo Sale:
$86,000 - Pine Valley studio
Highest House Sale:
$18,000,000 – Del Mar oceanfront home
Lowest House Sale:
$45,000 – 1BR Pine Valley home

…Next week: Biggest & smallest.

Another Real Estate Myth Debunked
Myth: I don’t plan to fix anything so I’m selling my home AS IS.
Reality: Advertising your home “as is” doesn’t make buyers automatically abide by your wishes. Rather, it makes them wonder what’s so wrong with your home that you don’t want to fix it. And it’s next to impossible to write an airtight “as is” clause that prohibits a buyer from inspecting and objecting to their findings.

Help Wanted: Two Real Estate “Buyer Agents”
Energetic, positive, hard-working person wanted to help people find their dream home! We provide great training, coaching, and pay most expenses. Bilingual/Spanish a plus, but not required. Call (858)535-7435 or fax info/resume to Kevin @ (858)550-3410 or email Jobs@GaryKent.com.

CONTRACTOR NEEDED To Fix Foreclosures For Banks
We need a 100% dependable contractor for preparing bank foreclosures for sale. The jobs are small/medium: hauling junk, carpet/flooring, painting, repairs, minor remodeling, etc.
Requirements:
- Licensed w/ worker’s comp
- 24-48 hour turn-around MAX for bids
- OK w/ getting one job for every 2-3 bids
- Fast work, done on schedule
Interested? Call Bob @ (858)535-7407.

U.S. Cities Ranked 2006: Ten Safest U.S. Cities
This per a study of FBI statistics for six major crimes: murder, rape, robbery, assault, burglary, and auto theft. The ranking is shown as annual crimes per 100 residents:

1. .056 Brick, NJ
2. .071 Greece, NY
3. .071 Orem, UT
4. .084 Irvine, CA
5. .088 Troy, MI
6. .092 Amherst, NY
7. .101 Colonie, NY
8. .114 Mission Viejo, CA
9. .114 Fargo, ND
10. .129 Cary, NC

Remember from last week that St. Louis, America’s most dangerous city, had 2.41 crimes per 100. So St. Louis is 43 times as dangerous as Brick NJ.
Next Week: 10 Most stressful large metro areas to live in…

This Week’s Special Offer
Free Consultation: Five Easy Steps To Selling Your Home
After serving your neighbors 23 years, I know selling your home is a big deal. Many people just aren’t clear how to start. To make it easy for you, here are 5 simple and easy steps to get your questions answered and get on the right track…

1. Call me at (858)457-KENT
We'll chat by phone a few minutes and answer all your questions. Take me for a “telephone test drive” to see if you're comfortable. If not, just tell me “don't call me, I'll call you,” and I won't call you. I promise.

2. Get a free, quick, over-the-phone estimate of your home value
Even if you follow nearby sales, it's hard to know the value of YOUR home, so let's get that handled. (If you want a more accurate figure, just invite me over to see your home.)

3. Get a list of easy, no/low-cost profitable fix-ups for your home
After selling 3,100 homes, I know simple things to increase your home value…that pay you back 2-to-1, 5-to-1, even 10-to-1.

4. Free sit-down consultation & game plan
Let’s make a step-by-step game plan. Know I'll always “give it to you straight”: no empty promises or flattering you with a high price you won’t get. Good, honest advice.

5. Take the plunge, but with a life-preserver
Perhaps we’ll decide to work together. But signing a listing contract is a big decision, so let's take the pressure off. You'll have the right, in writing, to cancel our agreement for any reason.

If this makes sense and you like my approach, let’s talk…
Call me at (858)457-KENT. I look forward to your call!

2007 SAN DIEGO REAL ESTATE FORECAST

Fasten your seatbelts!

Sanford Goodkin, “real estate's leading guru” per the San Diego Union, internationally known real estate economist and advisor, will share his insider’s forecast for San Diego real estate in 2007. Mega-homebuilders pay him big bucks…for info you’ll get free.

And I’ll provide a review of 2006, including lessons learned from our changing market…based on 22 years experience and surviving and thriving in past challenging San Diego markets.

Here’s just some of the fascinating insights and information you’ll discover…

- 2007 Real Estate Forecast: "Soft Landing" or "Bursting Bubble"?
- 2006 Local Real Estate Review - From The Trenches
- An Insider’s perspective on the economy, real estate, & housing
- Bird’s eye view on other markets
- Why what you see on the news & read in the paper about real estate prices is often DEAD WRONG
- How will San Diego’s rising foreclosures and short sales impact the market? You may be surprised...
- Why today’s slowdown is NOT like the ‘90’s slowdown

Sandwiches & drinks provided + free dinner-for-2 drawing.

Homebuying Question

"Hi Gary. How much is a typical deposit on a home and who holds the money?"

***ANSWER:
Deposits vary greatly and many people have different opinions on what’s normal. For me, it’s about 1% of the sales price.

Typically, when you write your offer you give your agent a personal check made out to the agent’s firm or the escrow company.

Upon acceptance, the check goes to the escrow company and is cashed immediately, usually the day after acceptance. (Be sure you have sufficient funds to cover the check or transfer the money in ASAP. Having your check bounce is breach of contract.)

If the offer is not accepted, the agent either gives you your check back or holds it (with your permission) if you plan to make another offer soon.

HomeSELLING Question

"Hi Gary. I want to figure out how much my home will sell for. Can you email me some comps?”

***ANSWER:
I’d be happy to, but…

By themselves, comps (sold homes comparable to yours) aren’t enough to correctly determine your home value. They need objective interpretation and adjustments.

I can’t tell you how many of my clients only used neighborhood sales prices to get an idea of their home’s value.

When I say prices ONLY, I mean they didn’t know, didn’t adjust correctly for, or flat-out ignored:

- location
- home size
- usable lot size
- # of bedrooms
- # of baths
- floorplan
- view
- garage
- condition, curb appeal, design, interior appeal
- changes in the market over time
- etc.

If you’re selling your home, knowing the correct value and optimum list price is critical. Don’t do it on your own unless you’re merely curious.

(Of course, if you’d like to know your home value, give me a call at 858-457-KENT. I may even be able to give you a rough idea over the phone.)

Investing or Financing Question

"Hi Gary. I’d like to start investing in real estate, but I don’t have a lot of extra cash. Is it possible to buy zero-down as an investor?"

***ANSWER:
Zero-down investor loans are hard to get, but not impossible if you have good credit. They’re available on condos, houses, and (if I’m not mistaken) duplexes only.

If you don’t know a lender you trust who can make such a loan, I can refer my trusted lender to you. Just call me…
