True Story: Fungus Among Us
How much is the average pest control (aka termite) bill when selling a home? I’d say about $1,000. But I just saw one with a bid slightly higher: $266,275! The home has a rare wood fungus covering all the posts and subfloor under the house. It was so rare that the pest control inspector had to send a sample to a lab to find out what it was.

HomeBUYING Question


"Hello Gary. We have a question for you. We’re looking for a home in Pacific Beach and we want our kids to go to Kate Sessions Elementary with their cousins. How close do we have to be to the school so our kids can go there?"

***ANSWER:
That’s a great school. My kids went there and we were very happy.

Regarding your question, of course the closer you are to a school, the more likely your kids can go there. But be careful because proximity is not the only factor.

I’ve heard that factors such open enrollment policies, busing, overcrowding, class size reductions, school closing, and changing school district boundaries can mean that your kids DON’T go to the school nearest to them.

So do your homework and contact your local school or school district. And be sure the person you talk with knows what they’re talking about and isn’t just being “helpful” and telling you what you want to hear!

 


HomeSELLING Question


"We’re planning to sell our home in Carlsbad this June. Homes in our neighborhood are going in the 700s, but ours is much better than average, so we expect to at least get in the 800s. Do you think the low 900s would be pushing it?”

***ANSWER:
Before I answer your question, please answer these two questions first (Yes, I’d like YOU to answer these questions also!)…

A) On a scale of 1 to 10, with 5 being average, where would you rate yourself on attractiveness?

B) OK, now how about on intelligence?

Got your numbers?

Did you answer…





…7 and/or 8?

Yes? If so, then you answered what the vast majority of people answer. Why? Because we all think we’re above average. Of course, we can’t all be. The math doesn’t work.

Now, before you think I’ve lost my mind or worse, here’s why I brought this up…

You said your home was well above average. And it may well be. But in my 23 years experience, I’ve found that most people also feel their home is, well, above average.

That being said, you’d probably like me to answer your question about the price of your home, right?

Unfortunately, I need WAY more information to do that. So give me a call at (858)457-KENT and I can probably give you a ballpark figure over the phone. If you’re considering selling and want a more accurate figure, I’ll be happy to come and take a look.

 


Investing or Financing Question


"I just talked to a lender for about 10 minutes and I got pre-approved for a $550,000. That seemed a little to fast. I thought getting a loan was a little more complicated. Do you think I’m really approved?"

***ANSWER:
No, I don’t. You’re right to be dubious.

There’s pre-qualifying, there’s pre-approval, and there’s REAL pre-approval.

1. Pre-qualifying
Pre-qualifying means that based on a discussion, with little or no verification of your information (income, credit, $$ in the bank), your loan representative thinks you’re likely to get a loan if everything checks out.

2. Pre-approval
This is SUPPOSED to mean you’ve gone through a process and actually been approved. You were approved by a human underwriter or “desktop underwriting” software. It typically means they’ve run your credit. They may or may not verify your other information.

3. REAL Pre-approval
What I call “real” pre-approval is when you really ARE pre-approved…as opposed to only being pre-qualified, but your lender is fibbing and telling you that you’re pre-approved.

Sounds to me like you got #2 and not #3. If you’d like to really be pre-approved, give me a call and I’ll get you in touch with our trusted lender….
