True Story: Take My Name, Please
You gotta love it… Someone stole the identity of one unfortunate Ms. Aurora Lepe. Using her name, SSN, credit, and forged signatures, they got two home loans and bought a house in L.A. Then, due to non-payment, the property was sold at a foreclosure sale, ruining her credit. However, after the loans were paid off, $51,334 was left over. Such overage from a foreclosure sale is supposed to go to the previous owner. So guess who got it after going to court? That’s right. Ms. Lepe, being the previous “owner”, was awarded all $51,334.

HomeBUYING Question


"We’ve been driving around pulling property flyers from for sale signs. Why don’t the realtor flyers show the taxes on the property?"

***ANSWER:
Because the taxes the current owner is paying is irrelevant.

In California, properties are reassessed when they’re sold. The approximate rate is 1.1% of the price per year. And that goes up 2% per year. Meaning…

If you buy a home for $1,000,000, the taxes will be about $11,000 per year. And the next year it can go up 2% to $11,220. And then the next year it can to $11,444, etc.

Other states calculate property taxes different ways. So in some states it DOES matter what the current owner pays. But not in these parts…

 


HomeSELLING Question


"Can I find out my home value online?”

***ANSWER:
Not exactly.

Two types of websites purport to tell you your home value online: 1) automated; 2) agent/referral.

Automated sites use complex but flawed software to calculate values, typically less accurate than most owners’ estimate of value. This is due to incomplete/inaccurate info about the home and algorithms that can’t correctly evaluate how various factors (location, condition, amenities, etc.) impact value. Determining home values is both art and science. Forget the art, these sites don’t even have the science part down.

Agent/Referral sites. Run either by agents or by firms that sell your personal information to agents. The agents contact you to discuss your home value and try to convince you to hire them to sell your home. It’s no different than just calling a real estate office.

Conclusion: You can’t get a decent estimate of your home value online.

Twenty years from now I may regret saying this (if I even remember), but I don’t think a computer will ever be able to take the place of a human on this one.


Investing or Financing Question


"With the prices down, I’m seeing a lot of good deals. I’m a first time investor and don’t really know what I’m doing. I have $55,000 available. What do you suggest?"

***ANSWER:
An ideal investment for you is a small 2BR condo in an established complex. Condo prices have been hit the hardest, so you can pick up a condo for 250K that was selling for over 300K in 2005.

Expect to be out of pocket a few hundred dollars per month after taxes. In a few years you’ll be looking good.

Remember, this is San Diego, so you’re usually going to have a negative cashflow unless you put down at least 35%.
