HomeBUYING Question
"Hi Gary. My wife and I want to
buy a home here in San Diego. We’ve been sitting on the sidelines, watching the
market, watching what prices do. We’re really seeing much cheaper prices on
homes lately. Do you think the timing is right to buy a home now?"
***ANSWER:
Excellent question, and probably the most common one people ask me.
Now let’s first lay my cards on the table. No secret to you that I’m a full time
Realtor, (not just a guy who writes newsletters). And, whatever the market, the
mantra of everyone in the biz is that it’s always a great time to buy a home.
That being said, I DO think it’s a pretty darn good time. Here’s why:
1. Prices are DRASTICALLY lower than their late 2005 peak, down by 5% to 20%. So
if you ignore the unrealistic sellers trying to sell for 2005 prices, you can
get find some great deals.
2. Many sellers will pay your closing costs to help you buy their home. We’re
talking $5,000, $15,000, even $20,000 in savings.
3. We’ve seen a clear jump in activity since November. I now get multiple offers
on 1 of 4 homes I list. While this has not pushed prices up (good for you), this
increased demand is supporting prices and may signal that we’ve hit bottom. And
isn’t that the best time to buy.
So there’s my only slightly biased answer to your question.
HomeSELLING Question
"When I sell my home, I plan to sell it As Is. It’s not my job to make repairs
for some buyer. If they don’t want to buy my place, that’s tough. I’ll just sell
it to someone else.”
***ANSWER:
Whoah. Simmer down now. Take a breath…and let it out. That’s better.
Now, to my answer (though you didn’t ask a question):
When I represent someone selling a home or other property, unless they really
gave the store away on the price, I recommend they be open to making some
sensible repairs.
As my fabulous assistant Gloria of 13 years says, “A new buyer means a new
list.”
Meaning, if you lose a buyer because you won’t make reasonable needed repairs,
the next buyer is likely going to present you with their list of requested
repairs. So you might as well deal with it now and agree to some repairs with
the buyer you have.
Investing or Financing Question
"Is it really true
that with a no-documentation loans that you can just claim any income and obtain
any size loan? That must be why there are lots of foreclosures now."
***ANSWER:
No and yes.
No doc loans have to make some sense to the loan underwriter (decision maker).
I once received an offer on my client’s home and the buyer was a gardener who
was claiming $10,000 per month income in order to qualify. Of course, he could
have been the preferred gardener of scores of the rich and famous of San Diego.
But he wasn’t.
And the underwriter shot him down.
But you’re right about the foreclosures. Some of the people losing their homes
did exaggerate their income, only to find that they couldn’t make the payments
because they didn’t make the money they said they did.
