HomeBUYING Question


"My wife and I rent and there’s been a house for sale down the street. After driving by it for 4 months, we decided to make an offer. When we did, suddenly the seller’s agent said he had another offer. It seems all too coincidental. How often do agents lie and say there’s a second offer just to make someone pay more?"

***ANSWER:
Not often, though I know it happens occasionally.

Recently, I was showing homes to some great clients. We made an offer on a stunning home that had literally been for sale for most of 2 years. The next day the seller’s agent said she had a second offer.

My clients were understandably dubious and basically said, “Fine, if there really is another offer, let them buy it.”

And that’s just what happened.

…OK, so WHY the heck does a home sit for months and suddenly attract two or three offers at the same time?

My theory is that sometimes there’s a perfect storm of short term supply/demand fluctuations. Suppose:

John Smith has had his home for sale for 3 months.

It’s a little overpriced and getting no real interest. There’s a similar home down the street, one around the corner, and a third one two blocks away, all for sale.

John decides to drop to a reasonable price.

In the next couple of weeks, two of the competing homes sell and the third takes his off the market. No new listings take their place. John has the only house in his category for sale in the area. About that time two new couples become interested in the neighborhood and…

…Suddenly John has two offers on his house!

That’s my theory. And I’m sticking to it.
 


HomeSELLING Question


"Question: What repairs do you have to make when you sell your home?”

***ANSWER:
Less than you may think. The only legal requirements are having your water heater correctly strapped, and working smoke detectors up in all “sleeping areas.” That’s it. Here are some other items you’re NOT legally required to do, though most homebuyers expect them:

Low-flow Toilets–
The City of San Diego used to require that all toilets were low flow when a home sold. The law changed, allowing an owner to “transfer responsibility” to the buyer.

Termite / Pest Control Clearance–
Contrary to popular belief, it’s not required by law or for most loans.

Health & Safety–
There’s no requirement for health and safety issues to be corrected.

Systems In Working Order–
Up until some 10 years ago, the standard California purchase contract required plumbing, heating, etc. to be operative.
 


Investing or Financing Question


"I recently refinanced my condo and bought a car. For some reason my FICO score was lower when my lender ran it. My lender pulled it at 672, then my car dealer pulled it at 691 two weeks later. Did applying for a mortgage loan increase my score? I’ve heard it does the opposite."

***ANSWER:
The whole world of credit scores is a little odd.

For example did you know your credit score is probably higher when you check it yourself as a consumer (such as on FreeCreditReport.com) than when your lender checks it?

Here’s how one lender explained all this to me:

A consumer inquiry gives you the highest scores. An auto dealer’s is lower. And a mortgage lender typically gives you the lowest of all--often 40+ points below a consumer inquiry.

Why the difference?

Each of the three credit bureaus has a number of formulas they use to determine your score. They all take into account length of credit history, types of accounts, balances compared to limits, derogatory info on those accounts, and other reported derogatory info reported like bankruptcies, collection accounts, tax liens, and judgments.

The particular formula used is determined by the type of inquiry. Auto inquiries use the formula for auto loans. Mortgage inquiries use a formula designed for mortgage lenders. Because mortgages involve so much money, they use the strictest scoring formula, resulting in the lowest scores.


Does that clear things up for you? Not for me!
