Happy Friday the 13th. …Did you click last week’s Photo-Of-The-Week? If so, got “page not found”. I made a judgment call that the bathroom, while “memorable”, was also just TOO disgusting to show you. …We have three foreclosures back that sold at auction but fell through.

“Dracula’s Castle” For Sale (from the Associated Press)
Archduke Dominic Habsburg, an heir to Romania's former royal family, has put "Dracula's Castle" in Transylvania up for sale. The Bran Castle, perched on a cliff near Brasov in mountainous central Romania, is a top tourist attraction because of its ties to Prince Vlad the Impaler, who inspired Bram Stoker's 1897 novel, Dracula. In recent years, the castle has attracted filmmakers as a dramatic backdrop for horror movies. The castle is now on sale "to the right purchaser under the right circumstances," said Michael Gardner of Baytree Capital, the company representing Habsburg. No price was announced, but Gardner predicted the castle to would top $135 million.

True Story: Next Time I’ll Ask For Some I.D.
The young couple called, interested in selling their 2-bedroom North Park house and wanted to know the value. When I arrived at their home, we had a nice chat and they showed me through. We then went through the comps (recent sales of similar homes) and agreed on a list price. But when it came to signing the agreement to hire me, things suddenly got weird. They began to look very uncomfortable. After a couple of minutes of awkward stalling, they finally came clean. It seems they weren’t Mr. and Mrs. (owner’s last name). They were actually renting the house, but pretended to be the owners so they could find out the home’s value.

HomeBUYING Question


"My husband and I made an offer on a home a couple of weeks ago and asked for a termite clearance. The agent said we should ask for all repairs for Section 1, but not Section 2. When we asked the agent what the difference was, she didn’t know. Can you tell explain the difference?"

***ANSWER:
Happy to. In a nutshell…

Section 1 items are current problems, such as termites or dry-rotted wood.

Section 2 items are more preventative. These include “earth to wood contact” (e.g., a patio post stuck directly in the ground, which may lead to dry rot) or a “faulty grade level”, when the soil is too high against a structure, which may lead to moisture entering the structure and doing damage.
 


HomeSELLING Question


"I’m trying to figure out value range pricing. If I feel my home is worth $500,000, what range would I ask?”

***ANSWER:
Great question.

Your desired price should be around the middle of the range. That allows for an attractive lower end of the range to draw interest, and a higher range to give you negotiating room as well as allow for a higher price.

The amount of the range varies. Most agents use about a 5% range. I’ve found 10% to be much more effective.

So, for your $500,000 home, I’d ask $475,000 to $525,000.


Investing or Financing Question


"I’m seeing lots of ads touting short sales, most of which seem priced pretty well. Are they good investments?"

***ANSWER:
[Quick explanation: a short sale is when someone is selling a property with a loan(s) that exceeds the property value and the owner doesn’t have funds to cover the shortfall. For a sale to happen, the bank must agree to take a loss, which they may do if they believe they’ll otherwise have to foreclose on the property.]

Yours sounds a lot like a question I had a few weeks ago. But the answer bears repeating as I’m seeing too many clients being drawn like moths to a flame to short sales that will NEVER close.

Why won’t they close?

It’s a long answer, so bear with me…

If you’re trying to buy a short sale property, you must wait 2-12 weeks after the offer is accepted to see if the bank will approve their loss.

With plenty of homes to choose from in today’s market, why would you be willing to wait that long?

You guessed it: to get a bargain.

And that’s why many agents are pricing their short-sales low, often unrealistically low, in order to generate offers.

But banks are not in the business of losing money (at least, not on purpose). So they won’t agree to a price way below market value. Maybe a little bit below, but not much.

So you have what I call the “Short Sale Catch 22”:

It must be a bargain to attract a buyer. But banks won’t agree to a bargain price.

So the only short sales that get approved (I’d guess 25% of them) are where either:

- the bank gets a low appraisal and agrees to a low price, OR
- the buyer is willing to pay close to market value

The upshot is that most short sales are pipe dreams. And unless you’ve got a lot of time to dream, I wouldn’t waste your time.
