True Story: Throw In The Towel
In the 1920s, con man Victor Lustig read that France was having trouble maintaining the Eiffel Tower. Seeing an opportunity, he “officially” (and falsely) appointed himself a French official and approached scrap iron dealers saying that France was scrapping the Eiffel Tower. Having read of the Tower problems, they bought the story. Lustig stressed the plan was controversial, so the men were sworn to secrecy.

Lustig soon “sold” the tower to one André Poisson and quickly moved to Austria with his loot, living a life of luxury. He regularly checked newspapers for news of the scam, but it never appeared. He concluded Poisson was so embarrassed that he kept mum. So what did Lustig do? He went back to Paris and pulled the scam again! But this time, the victim went to the police. Lustig was forced to leave Europe for the United States. …And the Eiffel Tower was “officially” off the market, never to be sold again.

HomeBUYING Question


"We’re interested in a foreclosure you have listed on XXXXX Road. But we just wasted a lot of time trying to buy two short sales and don’t want to go through that again. Is this also a short sale?"

***ANSWER:
Here’s the sad and scary thing: The person who asked this question is a real estate agent!

A short sale and a foreclosure are two entirely different things.

A short sale is where the proceeds from selling a home are less than what is owed on the mortgage(s). So the bank must be convinced to take this lesser amount…which usually takes about 2 months and is successful about 1/3 of the time. Banks REALLY don’t want to lose this money.

A foreclosure is owned by the bank, who REALLY want to get the property off their books. The sale none of the red tape, delays, or likelihood of failure.

If you’re buying a home, just remember this shorthand:

Short sale = bad.
Foreclosure = good.
 


HomeSELLING Question


"I’m not sure I should reduce the price on my home. Won’t that give the impression that I’m desperate or there’s something wrong with my home?”

***ANSWER:
Quite the contrary.

The typical reaction of agents and buyers is something like, “Oh, look, they’ve reduced the price on that one. I wonder if that one might make sense to buy now.”
 


Investing or Financing Question


"Have you heard of CalHFA financing? If so, do you know what the benefit getting a CalHFA loan is and where to get one?"

***ANSWER:
Great questions, and this will benefit many of my readers.

As you know, there’s been a recent tightening of mortgage lending that are not the traditional 20% down, 30-year fixed, full documentation loan.

This means has suddenly made Cal-HFA (California Housing Finance Agency) loans exceedingly popular.

Cal-HFA’s website states: “The mission of [our] Homeownership Programs is to provide affordable housing opportunities by offering below market interest rate mortgage programs to very low-to-moderate income first-time homebuyers.”

(Note: First time homebuyer is defined as not having owned a home for 3 years. …An odd but beneficial definition.)

Cal-HFA’s list of programs read like wish list of what you and I would just love when getting a home loan. These incredible programs include:

- Below market interest rates
- Interest only
- Zero down loans
- 40-year fixed rates
- FHA, VA, and USDA loans (yes, that USDA: the United States Department of Agriculture)
- Down payment assistance
- Closing cost assistance
- Deferred payment 2nd mortgages
- Special mortgages for teachers
- Assistance for buying in “high-cost areas”
- Assistance to buying a newly-built home
- Assistance for disabled borrowers or families with disabled family members
- Monthly “Section 8” mortgage payment assistance
