The 50-ish fellow told me he was interviewing agents to sell his Pacific Beach
home. When I arrived for our appointment, apparently he’d lost track of the
time, as he was sitting in his hot tub…sipping cocktails with a female agent I
recognized. You can guess who he hired the next week to sell his home. He must

HomeBUYING Question
"Hi Gary. I made an offer on a
condo last week. The agent wrote in that I had to pay their company a $395
transaction fee? I didn’t get what that was for. Do you know?"
***ANSWER:
Some real estate agents and/or firms charge clients an extra fee they call by
various names, such as “transaction fee”, “transaction coordinator fee”, or
“processing fee”. They typically range form $250 to $600.
It pays for a person who handles the mountain of paperwork involved in a sale.
To put it in perspective, when I started in 1984, the contract was two pages
long (one mostly blank!) and the file was 1/4" thick by closing.
Today, contracts are often 15 pages long (plus dozens of disclosures and
reports) and files 2” thick.
FYI, I do not charge a transaction fee.
HomeSELLING Question
"When we sold our condo in UC a
couple of years ago, we had two offers. Our agent suggested we take the lower
offer because the buyer had more solid financing. We took our agents advice and
everything worked out. But we always wondered how much difference does the
financing really make?”
***ANSWER:
I don’t know the particulars of your case, but it sounds like you made the right
decision.
You’re obviously better off closing on a solid, lower (but still acceptable)
offer than going 30 days in escrow with a higher offer, only to fall out because
your buyer didn’t qualify.
And in these days of constantly shifting finance markets, it’s not uncommon that
the buyer’s loan has disappeared since he talked with his lender. Or the lender
himself doesn’t even know the program he’s qualifying clients isn’t even
available any more.
BTW, that’s just one more reason to use a great lender like I do, and not some
random nice person who happens to be in the loan business at the moment.
Investing or Financing Question
"We
should get a free copy of our credit report."
***ANSWER:
This one was from my wife. And it wasn’t a question. So you can bet I got right
on it.
I googled “free credit report” and clicked to one site that looked free, but
after I filled out most of the form, suddenly they wanted my credit card #.
Forget that.
So I googled again and got to the
Federal
Trade Commission site. That definitely looked safe. It directed me to
AnnualCreditReport.com.
That site looked relatively simple, so I got started.
The going was easy until I reached the security questions. They asked about
mortgages I took out as far back as 1999.
Problem: if you’re an active real estate investor or refinance every time the
rate drops AND you don’t have a perfect memory, you might have the same result:
My wife and I each failed the security tests and were denied access. A total of
six times.
Fortunately, the site also had an automated toll free number to call,
1-877-322-8228.
All went OK until the pleasant and real-sounding disembodied female-robot voice
asked me to “speak and spell your first name”.
I dutifully followed her directions and said with unmatched clarity, “Gary,
G-A-R-Y.”
Her response: “I heard G-E-R-Y. Is that correct?”
Me: “No.”
Her: “Try again.”
Me: “Gary, G-A-R-Y.”
Her: “I heard G-A-R*–E-Y. Is that correct?” (The * represents the nano-second I
was excited when I thought she got it correct.)
Me: “No.”
Her: “Whatever! If you can’t follow directions, let’s just move on.” (I
paraphrase.)
A few moments later, we finished our chat and they promised I’d receive the
credit report in 2 weeks.
Bottom line: With today’s rampant identity theft and common credit report
errors, you should check your report every year.
Despite my hassles, I recommend going to the FTC site. You’re likely brighter
than me and/or speak clearer than I do, so it should go smoother for you.
