FHA Ups San Diego County Loan Limit To $697,500
This is a HUGE boost for you or anyone buying, refinancing, or selling a home up
to $725,000. FHA allows loans with 3% down and has easier qualifying standards.
This should be a big lift to our real estate market. For more info, call my

Why Are U.S. Senators Trying To Make It Harder & More Expensive For You To
Get A Home Loan?
Sadly, countless people are losing homes in a foreclosure crisis with no easy
solution. In response, some shortsighted (dumb? pandering?) senators want to let
bankruptcy judges unilaterally decrease balances and/or interest rates on
existing mortgages of people in bankruptcy. Whats so bad about that? Lenders
security for a mortgage is the property. Mess with that and to compensate
lenders will have to require larger down payments, higher FICO scores, and raise
interest rates. Im not a particularly smart guy and I can figure that out. Why
cant certain Senators?

When I was 8 years old, a Realtor who worked our neighborhood gave out
potholders with his name on them. I was amazed. Why? Being a kid, I thought if
someone had their name in print, they had to be a famous movie star.
Got A Home Equity Line? Heres Some Smart Advice
Remember reading here about how some banks are now freezing and/or decreasing
existing home equity lines of credit? If youll need the money in the future,
you might want to pull it out of your equity line now and stick it in the bank.
Youll be out the difference between the rates the bank charges vs. what they
pay, but once you pull it out, the bank cant take it away from you.

No, Washington isnt #1 (get itdense?). According to Forbes, the densest world
cities, preceded by their population per square mile:

HomeBUYING Question
"Ive heard it takes a long time
to get a response when you offer on a foreclosure. How long does it take?"
***ANSWER:
Three minutes to three weeks. Ive received answers that quickly and that
slowly.
But the typical response time averages two business days.
HomeSELLING Question
"Im selling a vacant house I
own. Were in escrow, due to close in a few weeks and Im thinking of asking the
buyers if they want to move in early. I might as well get some rent while Im
waiting. What do you think?
***ANSWER:
I suggest against it, as does our corporate attorney. Here are some scenarios
that have actually happened, with #3 the most likely:
1. After moving in and test driving the home, the buyers decide they dont
like it and want to cancel.
2. The buyers start remodeling or even demo work, then the sale falls through.
3. The sale fall through and the buyers dont want to or cant move. Suddenly
they have all the rights of a tenant, perhaps arent paying you rent, and wont
get out.
Am I being over-cautious?
Perhaps, but Id just play it safe if I were you.
Investing or Financing Question
"You referred a
lender to me and I really liked him. But I found a lower rate in the paper so
I'm going to use that lender instead. You might want to put him on your list to
refer to clients. His name is XXX XXXXXX..."
***ANSWER:
Thanks for the referral, but I hate to tell you this: you're probably going to
be disappointed.
Let me tell you a true story...
Years back I was talking with a well-known lender. He always advertised rates
just a little better than everyone else. I asked how he was able to offer such
great rates. His response:
"Oh, people never actually get those rates. I just advertise them to make the
phone ring."
This happens more than you'd ever imagine. Unethical lenders advertise or
promise low rates that they cant deliver.
Another spin on this is when you call a lender and they quote a lower rate, but
somehow forget to mention extra points or fees or requirements.
However its done, by the time you discover youve been had, you're too close to
closing to jump ship to another lender.
Be careful and use a reputable lender and/or someone youve been referred to by
a reputable agent. If you don't know one, call me for a referral at
