on CraigsList for rent. One problem: it’s NOT for rent. It’s a scam I’ve warned
you about before: someone trying to get first month’s rent and a deposit on a
home they don’t own. A potential renter emailed the scammer and forwarded us his
amusing response: Read
it and have a good laugh! Please tell your friends so they don’t get ripped
off!
True Story: This One’s Embarrassing
Many years ago, I was interviewing someone to be one of my first employees. She
asked me, “Do you offer benefits?” Having previously been a
waiter and never having benefits, I didn’t even understand the question. So I
responded, “The benefit is you have a job.” She must have thought I was
sarcastic and rude. But she took the job.

"My wife and I recently made an
offer on a house. We made our offer on a Friday and by Monday there were three
offers. The seller accepted one of the
other offers without even responding to ours. Don’t they have to respond in
order of when the offers are made?"
***ANSWER:
Sorry to hear you didn’t get the home you wanted.
There’s a bit of a myth that the seller has to respond in order of receipt of
offers. But the seller is under no obligation to do so, nor even to respond at
all.
However…
If a seller receives an offer that meets his offered price and terms, he may be
obligated to pay the agents.
The reason is the seller has a contract with an agent that promises compensation
to that agent if the agent brings him what he’s asking for. And that
contract also authorizes his agent to offer compensation to other agents if they
bring a buyer that matches the seller’s offered price and terms.
But the seller has no legal obligation to buyers to respond to offers in order,
or to respond at all.
HomeSELLING Question
"Aside from Zillo is there a good
way to get a quick estimate on home value?”
***ANSWER:
First let me correct you.
In my opinion, Zillow is NOT even close to a good way to get a quick home value
estimate. I’ve found them to be laughably inaccurate, often off by 10% to
30%. Don’t waste your time.
Homes are not a commodity. There is no formula, software, or website that will
accurately determine a home’s value.
You still need a skilled and objective expert with access to comparable sales
data to accurately determine your home’s value. And I’m not just saying this
for my own job security.
If you’re considering selling your home, call an experienced, knowledgeable
agent to help you determine the value, be it me or someone else.

conforming loans to $729,750 and FHA loans to $697,500 at this point
is just TEMPORARY until 12/31/08…"

Thank you for bringing that up.
I just read about that in a press release by the California Association of
Realtors but haven’t heard it anywhere else.
My guess, and it’s only a guess, is that they’ll extend it past 2008. But for
now, anyone thinking of buying or refinancing and needs those higher limits
should plan to do it this year.
