Chattanooga, TN- The
Space House, shaped like a flying saucer, sold at auction Saturday for a
down-to-earth price of $135,000. The sale of this 38-year-old, three-bedroom
home atop six "landing gear" legs attracted global attention. The house has a
retractable staircase that lowers to the ground.

HomeBUYING Question
"I’d like to move closer to my
mother. There’s a home directly behind hers that’s been on the market for about
a year and they haven’t reduced the price. Do you think it’s over-priced?"
***ANSWER:
If a home is priced right, even the most sorry real estate agent would find a
way to accidentally sell it if you give them a year.
So, yes, it’s definitely over-priced.
HomeSELLING Question
"Hi Gary, we’re moving out of our
home and have a few pieces of furniture we won’t be taking with us. Since we’ll
be selling, should we leave the furniture? It’s a bed, nightstand, dining room
table, and six dining room chairs.”
***ANSWER:
Depending on the home and the furniture, some homes look better furnished.
But…
Leaving just a few sticks of furniture won’t give it a homey or model-home look.
Instead, it’ll look weird, like you forgot to take some random items. Move it
all out.
More advice:
Since your home will be bare, take a close look as to whether it could use some
new paint, carpet, flooring, cleaning, etc.
A few hours or some bucks spent on such needed items will repay you many times
over.
Investing or Financing Question
"I’ve heard about
investing in something called a T.I.C. or Tenant in Common. What do you know
about them?"
***ANSWER:
A “TIC” is where an investment firm groups up to 35 investors together to buy
commercial property such as apartments, shopping centers, or office buildings.
TICs have been popular for a few years, ever since recent legislation clarified
some laws and made TICs easier to arrange.
Potential advantages to a TIC:
- Professional management; owners have no management hassle
- You can do a 1031 exchange into or out of a TIC
- Potential passive monthly income
- Like most investment real estate, you can depreciate a TIC and potentially
shelter income
- You can own high-grade institutional/commercial properties
- Diversify to different types of properties and geographic regions
- Potential price appreciation, like any real estate
- Benefit from research and expertise of large national realty firms
Potential disadvantages to a TIC:
- The industry is largely or completely unregulated
- Being a relatively new investment phenomenon, few investment firms have long
track records you can research
- Potential price depreciation, like any real estate
I’ve had a few clients invest in TICs, so I’ll keep in touch with them and
occasionally update you in this newsletter.
