As you may know, mosquitoes can spread the deadly West Nile virus. Mosquitoes
love to breed in standing water, such as a green, unmaintained swimming pool. So
when one of my bank clients is slow to authorize the cost of maintaining a pool,
our pool guy releases “mosquito fish” (Gambusia affinis) into the pool to breed
and eat the mosquito larvae. If you buy a foreclosure with a green pool, you
might just be able to go fishing in your own backyard. But I don’t advise you to
eat your catch…

Diego County areas performed the best in Q1 2008 versus Q1 2007.

HomeBUYING Question
"With this market, I'm thinking
of holding off on my home purchase for awhile to see what the market does. I
don’t want to buy a home and have it lose value. What do you think?"
***ANSWER:
I sold two of my San Diego properties in 2003 and 2004. I missed the peak by
some 10%. Did I regret it?
Not at all.
Realistically, I don’t expect to time the market perfectly, buying at rock
bottom and selling at the very top.
And if I can’t time it perfectly, with 24 years as a real estate broker and
investor and an economics degree from UCLA, most people shouldn’t expect
to…unless they’re smart AND lucky.
No one knows, but many experts believe San Diego (not the nation), is
approaching, at, or perhaps just past the bottom of real estate prices. The
thought is San Diego will be FIFO: First In, First Out of the real estate slump.
Let me ask you this question:
If you buy a home for $500,000 today and it’s worth $480,000 next year but
$520,000 in two years, what did you really lose?
Now I don’t want to come off as just one more real estate industry cheerleader
who is ALWAYS saying, “It’s a great time to buy! It’s a great time to buy!”
I’m putting my money where my mouth is:
I’ve listed two of my four Phoenix apartment complexes for sale and intend to
move that money into San Diego real estate once they sell.
So should you wait?
Perhaps yes, if you plan to sell within a year or two. Perhaps not if you plan
to hold for 2+ years.
HomeSELLING Question
"We listed our home for sale for
$550,000 yesterday, but it’s not on the market yet. Now we’re thinking we should
ask $580,000. Are we allowed to raise the price?”
***ANSWER:
For all practical purposes, you are. I can’t imagine a broker telling you, “I
don’t care. We have a contract and I’m going to force you to list your home for
the price we agreed on.”
Now, I don’t know your particular situation. Perhaps you should raise the price.
But a word of caution: Watch out for PRICE CREEP. It’s an emotional and
psychological disorder (related to HOMALUCINATION, which I’ll explain in a
moment).
Here’s how price creep works:
You meet with your agent and look at the comps and discuss pricing strategy and
agree that $550,000 is the right list price.
That night, the little devil on your shoulder starts whispering in your ear,
“Why not ask more, you can always come down,” or “Gee, I’d like to get more for
my home. Let’s just try for more. What will it hurt?”
Then in a cold sweat, you call your broker and blurt out, “You know, we (you and
the devil on your shoulder) have been talking, and we think we want to ask for
more. Let’s raise the price to $XXXXX.”
Then you overprice your house, perhaps as prices are softening, and end up
selling your home for even less.
Not a great result.
By the way, famed housing economist Christopher Thornberg says “homalucination”
is when you believe all the other homes or neighborhoods have fallen in price
except yours…

***ANSWER:
I’ve seen that billboard too.
They’re lying.
Short sales do NOT save your credit.
They show up on your credit report as a “settled account” and damage your credit
as much as, or almost as much as, a foreclosure.
