True Story: That’s Our Policy, No Matter How Dumb It Is
When banks foreclose on residential properties, they require them to be vacant before they sell. Several months back, I thought I’d have an easy sale. A tenant in one of the foreclosed homes I had wanted to buy it. He liked the home, as well as the convenience of not having to move. But to even consider their offer, the bank insisted on their normal procedure…which meant the tenant (buyer) had to move out first. Irritated that the bank’s blind insistence on following policy would make him move twice, he dropped the idea and moved on.

"I know you’re the foreclosure expert. What will a bank fix on a foreclosure?"

***ANSWER:
Not much.

Banks prefer to sell “as is”, though some won’t balk at giving you a termite clearance.

In addition, MAYBE you could get them to fix things currently deteriorating the property, such as a water leak. And if you’re very lucky, MAYBE they’d fix things that are truly hazardous, such as a gas leak or missing handrail on the stairs.

My advice is to assume they won’t fix anything and consider any repairs to be a gift.

"I’m not sure if this makes sense. An agent told me that remodeling and new paint and carpet don’t increase the value of my home, they just make it sell faster?”

***ANSWER:
That’s nonsense.

I’ve heard that many times and never understood the logic.

All smart improvements should increase the value of your home, as well as make your home sell faster.

By the way, some things that typically will reward you much greater than their cost are:

- Removing clutter
- Cleaning
- Paint
- Carpet
- Landscaping

***ANSWER:
Great idea.

Many San Diego condos have been positively hammered and you can pick one up cheap.

In some parts of town, prices are down OVER 50% and you may be able to get a break-even or possible positive cashflow with 20% down.
