I laugh when I see these lists, as San Diego is always under-ranked. Have you noticed that when you’re out of town and tell someone you’re from San Diego, they get excited and jealous and say something like, “Wow, you’re from San Diego?!” That can’t be because they’d rather live in San Diego, could it?

Buy Homes Under $1,000?
Yes, but it’s got to be in a bad part of Detroit or a similar area. I checked and found 174 homes you can buy in Detroit for under $1,000? And six were listed for a whopping $1. The problem is you can’t rent them due to high crime and the city has hefty fines if a home isn’t kept up or has drug activity. Perhaps a bigger question is: Why would someone want to buy a home in Detroit?

True Story: Perhaps He Was Exaggerating A Bit
Years back, my late father managed his parent’s 7-unit apartment building. One tenant always complained about the building and how he was way too poor to afford the “high” rent (probably $50/month). But when it was time to sell, guess who bought the building?!

HomeBUYING Question


"I want to buy my first home soon. I definitely don’t want a condo and I can’t afford house in a very good neighborhood. I want to find an area that’s getting better, not worse. So how I can tell if a neighborhood is improving?"

***ANSWER:
Great question. Most of the tips I can think of are ones you may have come up with already...

1. Look for a lot of homes being remodeled and added onto.
2. Look for big-name-brand stores opening in the area. (A clever tip from a lady who took one of my real estate classes: when the 1st Starbucks opens in a neighborhood it means the area is getting better!)
3. Look for renovations of shopping centers.
4. Check with police for crime trends.
5. Check with local residents and business owners and ask their opinions.


HomeSELLING Question


"Awhile back you talked about how bad those Find-An-Agent websites are. I agree completely. I recently used one because I had to sell my mom’s home in Los Angeles. The agents they put me in touch with were awful. But those sites say they’re top agents. Do you know how they screen them, if at all?"

***ANSWER:
Get ready to be amazed. Below are four of the biggest sites’ claims about their agents and their actual requirements: (Source: Realtor Magazine, Feb/04)

Site #1
Claim: “Trusted” and “pre-screened” agents
Requirement: Licensed 6 months + 2 home sales in career.

Site #2
Claim: “Top-performing” local agent
Requirement: Real estate license

Site #3
Claim: (none)
Requirement: Real estate license

Site #4
Claim: “Pre-screened” and “Customer-rated”
Requirement: Real estate license, no judgements or bankruptcies past 7 years

First of all, an agent must have a real estate license to even BE an agent. They should be ashamed for touting “license” as evidence of expertise. And the other requirements are a joke. No wonder your experience was so bad.

Investing or Financing Question


"Hi Gary. I just got my home appraised last week for $785,000, but several realtors are telling me I’d be lucky to get $725,000. Who’s more accurate?"

***ANSWER:
Don’t take appraisals as word from above.

I recently saw an appraisal for a 2200 sqft home. The appraiser used three “comps”: the first was 2100 sqft (so far so good). But the second was 1650 and the third was only 1250 sqft

Now folks, “comps” is short for “comparable” properties. And I submit to you that a 1650 sqft home and especially a 1250 sqft home are NOT comparable to a 2200 sqft home.

And to make matters worse, the appraiser adjusted just $55/sqft for the size different. Since you can’t build decent sqft for under $200, I use about $150/sqft for difference. So the appraiser was way off on that too.

End result was the appraiser appraised a home worth about 500K for just 388K.

BTW, appraisers are more often high than low.

Now that I’ve slammed this appraiser and made it clear that you can’t always trust an appraisal, I do want to temper my remarks to you…

Many appraisers are true professionals and are very accurate. The problems reminds of a sign I’ve seen next to many people’s front doors: “This owner carries a Smith and Wesson 45 3 days a week. You guess which three!”.

In other words, you’re not necessarily able to tell which appraiser’s a skilled pro and which is an inept pretender.

Now, to ACTUALLY answer your question (that took awhile!):

I’d go with the “several Realtors” over the single appraiser.
