"How do banks price their foreclosures?"

***ANSWER:
Great question.

Typically, my bank clients will get price opinions from me, an appraiser, and another agent. They then analyze all three opinions and come up with a price.

Occasionally, the size of the loss the bank is eating impacts their pricing. Of course, this has nothing to do with today’s value, so that often explains why you’ll see some over-priced foreclosures.

"Hi Gary. My wife and I thinking about selling our home. What’s your marketing plan?"

***ANSWER:
Great question, and here’s an even better one:

“What is your complete plan to sell our home?”

Marketing is but one of several key steps to successfully selling your home. Here they are the major things you hire an agent to do and advise you on:

1. Pricing
2. Staging
3. Marketing
4. Feedback
5. Negotiations & Contracts
6. Escrow

Unfortunately when you ask an agent for their marketing plan, the answer may be a canned and/or flashy presentation with ideas that may sound good but don’t always actually work…and too often things the agent doesn’t even end up doing.

Investing or Financing Question


"I want to buy another home in a few months using the credit line from my current home…"

***ANSWER:
Let me stop you right there and give you this advice:

Use it or lose it!

Did you read the Union-Trib article three weeks ago about a gentleman whose bank slashed his credit line in half?

Unfortunately his bank slashed it right in the middle of a remodel that he was funding with his credit line. I know this story well as he happens to work for me.

Banks are skittish right now about losing money, so they’re cutting many credit lines without warning.

So if you plan to use funds from your credit line, you might want to pull the money out right now and stick it in the bank.

Sure, you’ll have to pay the difference between the rate of the credit line and what the bank pays you in interest, but once you pull out the money, they can’t take it away. And if you don’t end up needing the money, you can always pay off your credit line.
