Mortgage Rates Plummet Nearly 1% Tuesday

True Story: Show Me The Money
One of my wonderful agents, Jessica, was holding an open house. An older gentleman with a heavy accent walked in, saying he wanted to buy a home and planned to pay cash. So Jessica arranged to meet him at the office and asked him to bring “proof of funds” showing he had the money, as every agent should. (Many people do NOT have the money they say they do.) He arrived and unfolded some papers saying he had $1 million. To be more specific, they said he’d WON $1 million…and he’d been following their instructions to send them a hundred dollars at a time to “facilitate” receiving his winnings. Obviously a scam, she made him promise to stop sending them money. And his plans to buy a home were put on hold…perhaps until he’s fortunate to come into some money again.

HomeBUYING Question


"We want to buy a home for around $500,000. How much should our deposit be? My agent says $500 to $1,000?"

***ANSWER:
Your agent is wrong. The seller may not take your offer seriously with a low deposit like your agent is suggesting.

Deposits are typically 1/2% to 3% of the price. When I represent a homeseller, I insist on 1% MINIMUM.


HomeSELLING Question


"There’s a short sale model match down the block and it’s priced way under market. How does that impact my sale?"

***ANSWER:
Minimally.

I’d like to tell you there will be zero impact, but oddly, due to ignorance of some homebuyers or their agents, it may impact you.

When I say “ignorance”, I mean it in two different ways:

For homebuyers, I mean the literal definition of ignorance: “to not know.” Specifically, many homebuyers do not know exactly how a short sale works. I won’t go into detail, but listed homes that are short sales are often priced artificially low because the owner doesn’t care much what it sells for and is just trying to attract interest. But rarely do highly under-priced short sale homes actually sell for that low price.

For agents, I mean “ignorance” by its more common usage, as in “stupidity.” I know I’m being tough here, but agents should know what I just told you above: that many short sales are artificially under-priced. But some still bring me offers on my clients’ homes and argue that a short sale home down the street means my client’s home is over-priced.

Believe me, they do NOT win that argument.

So overall, due to this ignorance, it will have some impact. But not much…
