True Story: It’s Either That Or A Really Small Maitre D'
This is not about real estate, but I had to share it with you… Friends of a friend of my wife went to SeaWorld with their autistic son. Suddenly he was nowhere to be seen. After much time and panic, they located him, muddy and wet. Being autistic, the boy wouldn’t or couldn’t tell his parents where he’d been. After they arrived home, they heard a noise coming from his backpack. They opened it, only to find…a real, live, baby penguin! The mother immediately called SeaWorld, but they refused to believe her. She finally convinced them and the penguin was returned and, as far as I know, lived happily ever after.
Bottom 10 Worst U.S. Cities To Work And Live
Last week I brought you the best cities to work in live. This week it’s the worst. Human Capital Institute conducted a survey this summer on America's most and least favorite cities to work and live. Respondents were asked about 40 large cities: "Imagine you were offered your dream job that required you to relocate. Which region in the following list would you be most likely to choose? … and which city region … would you be least likely to choose?" Curiously, four cities made BOTH lists. Here are the results, along with the % of workers who do NOT want to move to each city:

"Question. I wrote an offer on a foreclosed home. The bank made me a counter-offer, but there was no signature. Is that normal?"
***ANSWER:
It’s absolutely normal on foreclosures. Banks will not sign any part of the contract until both parties have agreed and you’ve signed every page.
HomeSELLING Question
"Hi Gary, My wife and I want to sell our home in La Jolla. We live part of the year in Phoenix and part in San Diego. We want to get the $500,000 principal residence exclusion. How do we know which one is my principal residence?"
***ANSWER:
According to industry journal California Real Estate Magazine, the determination of principal residence depends on the weighing of many factors, including:
- Where you live and how long you live there
- Place of employment
- Principal home of your family members
- Address listed on your state and federal tax returns, driver’s license, auto registration, and voter registration
- Mailing address for bills and correspondence
- Location of banks
- Location of places of worship and recreational clubs you belong to
The magazine doesn’t mention this, but I believe there are different rules for active military personnel.
I strongly suggest you consult with your tax professional.
Investing or Financing Question
"Do you think it’s a good time to invest in real estate?"
***ANSWER:
Yes.
OK, you’re going to expect that coming from a real estate agent.
In my defense, you may have noticed I’ve not been parroting the standard Realtor line of, “It’s a great time to buy a home” the past 3 years as market values spiraled downward.
But...
The experts say the time to buy is when things look the bleakest.
Baron Nathan Rothschild said, “The time to buy is when there’s blood in the streets.”
And Warren Buffet said, “Be fearful when others are greedy and greedy when others are fearful.”
In fact, my right-hand-man (who is very savvy, buy the way) just bought a 2BR condo as an investment and as of this writing should be starting to enjoy a positive cash flow on it.
And I have been out looking at property to buy myself. I’d have bought already, but I’m waiting for some out-of-state apartments to sell.
So, in my opinion, with prices so low, it is a good time to buy.
