True Story: That’ll Be $10 Please
Some 20 years back, I sold a home in Clairemont. I won’t go into detail, but it was a very, VERY unusual family. The father was downright mean and anti-social and couldn’t stand the thought of people coming into his home. So he came up with a great idea: charge potential buyers admission to see the home. It took some convincing, but I got him to drop the idea. And we did sell the home.

HomeBUYING Question


"Hi Gary. I made an offer on a bank foreclosure in Spring Valley a few days and haven’t heard back. My agent has been calling the listing agent at least once a day and still can’t get an answer. What do you think is going on?"

***ANSWER:
Nothing special.

My bank-clients typically respond to offers in anywhere from one hour to 3 working days. Occasionally it takes 1-2 weeks.

For your own sake and consideration for others, tell your agent to stop pestering the listing agent. The listing agent has little or no control over when you get a response. Ultimately, the only thing your agent is accomplishing is bothering the listing agent and hurting your chances of getting the home.

Why would I say it’s hurting your chances?

Human nature.

If there’s another offer that’s close, that agent is going to push for that one to be accepted so they don’t have to deal with an annoying agent for a six long weeks during escrow. That sounds heartless, but I know many agents who handle a large volume of foreclosures and that’s just reality.


HomeSELLING Question


"I need to sell my home, but I owe a lot than what it’s worth. So to sell, I need to do a short sale. How do short sales work?"

***ANSWER:
Simple question. Complex answer.

People need to do a short sale when they want to or need to sell and the proceeds from a sale won’t be enough to pay off the loan.

Qualifying for a short sale is the same as and exactly opposite of qualifying for a loan.

Huh?

What I mean is that you go through a similar process, but instead of showing the bank that you can make the payment, you need to show them you CAN’T make the payment.

So here’s the process:

1. Find a sharp, organized agent who REALLY knows short sales and has done at least a dozen. (I’ve done about 200).

2. List your home for sale, subject to the bank approving your short sale. Because many buyers and agents avoid short sales, you’ll need to price your home a bit below market to attract interest.

3. Negotiate and accept an offer subject to the bank’s approval of the short sale.

4. Send in your “short sale package”

5. Wait for 2-16 weeks for your short sale to be approved, negotiated, or denied. Your agent should be in regular contact with the bank’s “loss mitigation department” that is processing the short sale.

6. Sell your home a 2nd or 3rd time(?) Many homes fall out of escrow because the buyer loses patience, so you may need to sell your home several times before it sticks.

7. Get short sale approval and close within 14 days.

Believe me, this all sounds much easier than it is.

Investing or Financing Question


"Do you suggest locking in a loan or waiting to see if rates go down further?"

***ANSWER:
Now that we’ve just had this tremendous drop in rates, I’d lock your loan in.

Also, guidelines are in a constant state of flux, so what may be true one week, may not be true the next. In other words, the loan program you qualify for may disappear.

Once you find a property, it is a good idea to lock into the program and interest rate, as this typically protects you against guideline changes.
