Hello and welcome back. There’s a noticeable shifting in market psychology in San Diego’s entry-level housing. It’s gone from, “Why buy when it’ll be cheaper next year,” to “With prices and interest rates so low, I can finally buy a home.”

…Well, the Chargers had a good run at the end of the season. Hoping we haven’t seen the last run by LT in a Charger uniform.

…Found out my new employee, Mitch, was on American Idol in season 2 (Clay, Reuben, etc.) and even went to Hollywood. Before him in the auditions was the infamous guy in the green sweater who sang(?) “Like A Virgin.” And Mitch tells me that indeed, that guy DID believe he was a great singer.

…Did you see last week that a major lender now backs the disastrous proposed “mortgage cramdown” bill that would allow bankruptcy judges to decrease existing mortgage loan balances? You might ask yourself, “Why would a bank want Congress to force them to do something they don’t want to do that would lose them money?” The answer: If you’re bleeding red ink and want more bailout money, you’ll do Congress’ bidding in return. New York Senator Chuck Schumer had the gall to say that many banks were calling him supporting the bill. I know he’s a politician, but he doesn’t HAVE to lie, does he? (If passed, this poorly thought out bill would slash banks’ security on home loans, so they’d have to pass along the cost to you and me in the form of higher rates and tougher qualifying.)

Remember ACORN?
They’re the group linked to widespread voter fraud in the 2008 election. This week they attempted (with little luck) to disrupt legal foreclosure sales across the country. Now they’re telling people who lost homes to foreclosure to refuse to move out, or even to move back in if they already moved out! The latter tactic is illegal and could result in arrest for any poor souls taking their advice. If ACORN’s agenda to stop foreclosures were to actually succeed, good luck if you want a home loan. Banks would stop making them. But I’m sure ACORN would protest that too!

Fair Market Value Of White House Drops $23,000,000
Think your home value is down since 2005? Per estimates, this 16BR/35BA, 55,000 sqft home on 18 acres dropped a not-so-cool $23 million the past year, to a still not-to-be-sneezed-at $308,058,000. Think of the monthly payments! Since you mentioned it… With 20% down and a 30-year 5% mortgage, your monthly payment would run you $1,323,000/month. You might even have to take a second job.

Forbes determined the most “boring” major cities in terms of which cities got the least media attention the last year. They looked at 2008 news coverage of the country's 100 largest cities in national media outlets on a per-capita basis. They readily admit that the people who live there might not be bored, and the cities may be fun places to live. They're just not in the national spotlight. "How many homes does someone usually see before they buy one?"

***ANSWER:
In my experience, once someone starts seriously looking, they actually walk through about ten homes (not counting open houses) before they buy one.

If you’ve seen more than ten homes, re-examine your criteria to make sure you’re being realistic.

Many people get in a holding pattern, looking at home after home, trying in vain to find a perfect home that doesn’t exist, or at least doesn’t exist in their price range.

So if you can’t find what you want, look again at…

  • Price range
  • Location
  • Property type (house vs. condo)
  • # Bedrooms & Baths
  • Size
  • Condition
  • Amenities

…and adjust if necessary.


HomeSELLING Question


"When I sell my home, I want to sell As Is and not have the buyer ask for a bunch of repairs. Can you write a 100% binding contract up front for the buyer to take a home As Is? "

***ANSWER:
Probably. But you wouldn’t want to.

Here’s why…

You’d have to write such an onerous and unusual contract addendum that no one would sign it unless they were getting a steal on your home. So what would you gain?

The reality is that standard real estate contracts give the buyer the right to inspect the home and ask for repairs…and give the seller the right to say no.

If I represent you selling a home, I’ll tell you up front to expect to fix a few things or credit a few bucks for repairs. But at the same time, we negotiate hard to keep that list as small as possible.

In all my advice to you, I’d rather tell you the truth now, than sugarcoat things and disappoint you later.


Investing or Financing Question


"Hi Gary. I know you always say to talk with a banker before looking for homes, but my parents will cosign for me and loan me money for a down payment. Do I still need to?"

***ANSWER:
Yes!

I had a client in your exact situation and it turned out that having their parents co-sign actually HURT their chances of getting a loan. (I ended up having to loan them $16,000 so they could make the purchase.) So don’t assume that they’ll help you.

Some things to know about having a co-signor:

  • The co-signor’s debts are also taken into consideration (that’s what happened above)
  • Most programs still have a limit on the occupying borrowers’ debt ratio, no matter how much the co-signor makes
  • Some programs require that when using gift funds, a percentage of the down payment must be your own money
  • When someone helps you with the down payment, they’ll be required to sign a statement that it’s a GIFT and not a loan

To be sure you’re in the right price range and are comfortable with your payments, the best advice I can give you is to talk with my preferred lender asap before you start looking at homes.
