Why You May Not Know Our San Diego Real Estate Market Has Turned Until 3-4 Months Later
Here are the steps that must happen for most people to know:

  1. Opened escrows increase in quantity &/or median price
  2. 1-2 months later, these escrows close
  3. 1 month later, an uptick is reported in the media
  4. 1-2 months later, an emerging trend is reported in the media

Before the 3-4 months are up, there may be anecdotal evidence of the market turnaround. Meaning you may see “for sale” signs turning into “sold signs” sooner. You may also hear “market buzz” as cocktail party chatter or water cooler conversations about how Fred from accounting got multiple offers on his home and sold it in 3 days.

Also, be sure to pay attention to San Diego media. San Diego was first hit and likely will recover first. Orange County and L.A. were still doing OK when our market was falling. Since all real estate markets do not move in tandem, you can’t depend on national reporting.

"You’ve recently talked about it being a good time to buy a home. How can you say that when the market is so bad?"

***ANSWER:
That’s the paradox of a buyer’s market.

The best time to buy a home is usually when things are bad and have been bad for awhile, not when they’re good.

Remember, the market was “good” during the frenzy leading up to the peak and fall of housing prices.


HomeSELLING Question


"I converted my garage without a permit. Will this be an issue when I sell?"

***ANSWER:
Assuming your conversion was of good quality, you will face a few minor to moderate challenges when selling:

First, most homebuyers prefer a garage to a garage conversion. And the “nicer” the neighborhood, the more people will want a garage.

Second, some 25% of buyers will not buy a home with unpermitted additions/conversions. And many of the remaining 75% will expect a lower price or credit.

The approach I take is to factor that into the price, disclose it up front, and tell agents and potential buyers that it’s already reflected in the price.

The good news is I’ve sold many dozens of homes with conversions, some permitted, some not. So you’ll still be able to sell your home.


Investing or Financing Question


"At your foreclosure seminar you mentioned some special financing on Fannie Mae foreclosures. Can you give me that info again?"

***ANSWER:
Happy to.

On some FNMA-owned foreclosure properties, they’re offering very attractive financing:

  1. - 3% down to owner-occupants
  2. - 10% down to investors
  3. - No appraisal or appraisal cost
  4. - No mortgage insurance cost
  5. - Flexibility on less-than-perfect credit
  6. - Renovation loans for homes that need repair

This is about the best financing out there, especially the zero mortgage insurance cost and the 10% down to investors—you’re looking at 20-30% down for investors everywhere else.
