…I don’t rant much, but here goes: I know people who haven’t paid their mortgage or even talked with their bank in 9 months, but the bank hasn’t even started foreclosure. Another bank is intentionally letting previous owners stay in homes they’ve foreclosed on, rent-free for months. Since the Feds own much of these banks, this means you and I are paying footing the bill. Maybe I’m slow, but this makes no sense to me. Am I missing something?
…Right after I wrote the rant above, this article appeared in the New York Times. It kind of explains some of the madness I referred to. I say "kind of", because I’m still not getting it...
…5% down conventional loans are back, with restrictions. If you have a 720+ FICO, are willing to pay mortgage insurance equal to an added 1% on your rate, you can buy a house (not a condo) to live in with 5% down.

Every time my agent and her client went to the home, the neighbor came by and told them they were paying WAY too much and should reconsider. Home Buying Question

"We want to cosign to help our son buy a home, but even with prices having fallen so much, he can't afford the payment. Any advice?"

Answer:
Consider a small duplex for a first home, like my wife and I did. The rent should more than offset the increased monthly payment due to the 2nd unit. Be sure to keep a rainy day fund in case you have any problems collecting rent.
And remember if you co-sign, it’s more than a formality. You are taking out the loan just as much as your son is. That means you and your credit are on the hook if your son is late with the payments, or worse.
Things will probably work out fine, but do think long and hard before co-signing.

Answer:
Funny you should ask. My phone is ringing like crazy with people that have gotten used to this market and are ready to sell their homes.
Is “wait til next year” a good strategy? My crystal ball is a bit cloudy, so I have no guidance for you on that one.
But I will say that we’re seeing a temporary(?) decrease in foreclosures due to various bank moratoria (yes, that’s a real word, plural for moratorium) and this could be a good window to sell.

"Have you read the new government plan to bail out homeowners? It really looks like they’re running up the national debt to reward bad behavior. I feel like the CNBC guy who did that
mortgage rant on CNBC. What do you think about it?"

Answer:
I’ve talked to many people who feel the same way, and a few that don’t. As I try to avoid politically-charged topics in this newsletter, I won’t comment on the plan in general. But I will say that when reading it I found one idea particularly disturbing:
A section called “Incentives To Help Borrowers Stay Current” says that after the government pays to have someone’s payment reduced, they offer an extra incentive:
"As long as the borrower stays current on his or her payments, he or she can get an up to $1,000 each year for five years…”
So after the government bails them out, they get rewarded if they stay current.
That’s like telling your child that you’ll do half their homework and if they get an “A” in the class, you’ll take them to the candy store. The government shouldn’t treat people like children, especially if that jaunt to the candy store is billed to you and me.
If you want to read the plan and form your own opinion, go to
FinancialStability.gov. Bring a cup of coffee and a clear head, as it has many parts and is a tad complicated.
