True Story: As Long As THEY Aren’t Telling You To Stay
In my 25 years in real estate, I’ve heard many reasons why people who’d like to sell move just can’t: “I have no equity”…“No home to move to”…“My spouse I don’t agree,” etc. But there was one woman who very much wanted to move, but just couldn’t. Her reason? “I have too many stuffed animals.” Indeed, she had hundreds or even thousands of them throughout her home.

Home Buying Question

"My wife and I are getting very frustrated trying to buy a home right now. We’re getting an FHA loan. We’re making offers, but are constantly losing out to people paying cash or getting conventional financing. Any suggestions?"

Answer:
Some of our clients are getting their FHA accepted, but indeed it’s an uphill battle.

We’re working closely with our preferred lender who’s devised an approach to help our clients make some smart changes and switch to conventional financing. It won’t work for everyone, but it does for some.

Home Selling Question

"I've heard that when your home is for sale, you should leave when buyers see it. But I want to be there so I know what people think and make sure the agent tells them what they should know about my home. What do you think?"

Answer:
You sound like what agents call "the helpful seller" -- a euphemism for owners who lead the agent and prospective buyer on a narrated home tour against their will.

Homebuyers don't like someone leading them to see the new water heater when they really want to see the floorplan, view, or masterbath.

Further, it's hard for prospective buyers to picture themselves living in your home if you keep staying in their picture!

So go shopping or take a walk when your home is shown. If you can't leave, let them do their thing and don't volunteer info or opinion. For the things you absolutely must have buyers know about your home, ask your agent to put them on the flyer.

Investing or Financing Question

"I can’t make my payments, but I’ve had problems dealing with my lender. I’d like to get a loan modification. Can I get it from another lender?"

Answer:
By definition, a loan modification is when your existing lender changes the terms of your loan.

If you go to another lender, that would be a refinance. And often (but not always) a homeowner who needs a loan modification is in some trouble and won’t qualify for a refinance with another lender.
