Home Buying Question

"I just looked at a house with a cracked slab. My friend tells me not to buy it, but it’s a beautiful home and priced right. What do you think?"

Answer:
There are two kinds of cracked slabs.
First, there are those that are a problem and damage a home. Minor fixes can run in the low four figures, say to fill a crack to prevent moisture intrusion. Or it can run in the tens or hundreds of thousands to repair a significant and perhaps unstable and still moving structural problem.
Or, there are those that are basically a cosmetic crack, often occurring when the newly poured cement slab dries. I’ve heard that 99% of slabs have such cracks. If that’s the case, I wouldn’t sweat it.
To know which one you’re dealing with, have an engineer inspect the home. Such inspections start at $500 for a visual inspection.
Home Selling Question

"Our home is for sale. We’ve had 30 showings in 5 weeks and just one offer at the bottom of our range, which we refused. What do you make of that?"

Answer:
The National Association of Realtors reports that a home priced correctly should receive one offer for every 10 showings, on average.
Based on that and my own experience, you probably need to lower your price. You might even want to track down the person who made the offer and see if they still want to buy it.

"We have our rental house managed and the contract is up soon. The manager takes an 8% fee, so we’re thinking about managing the property ourselves. What would you do?"

Answer:
We’re different people.
I’m not a good property manager, so I’d prefer to hire a professional to take care of it. In the long run, because they’d do a better job for me, they’ll probably not really cost me anything.
But if you live near the home and are familiar with property management, you might want to give it a try on your own.
