…Be sure your lender runs your credit when pre-approving you for a loan. Last month I received an offer on a home with 50% down and a pre-approval letter from a major bank you’ve heard of. For reasons I’ll never know, the lender hadn’t run their credit. Oops…the buyer had a recent bankruptcy and couldn’t get a loan. They lost out on the house and were devastated.

…Just got a new foreclosure/REO condo from one of my banks. I was shocked to discover a whopping 28 of the 30 condos in the complex are bank-owned or in foreclosure!

Home Buying Question

"Hi Gary, Do you think the Fed's will carry the $8000.00 tax credit into 2010?"

Answer:
On the one hand, both political parties were generally in favor of the law when Congress originally passed it. And Congress did just extend the Cash for Clunkers program. (And there’s also the fact that Washington in general loves spending money right now.)

However, there’s evidence the economy and the real estate market are picking up, making such a plan less needed. And there’s more and more opposition to government spending and stimulus plans.

While it could be extended past November 30 (the date you must close by), my best advice is not to plan on it or you might lose the opportunity to get the credit.

Home Selling Question

"What do you think of Zillow.com for determining home value?"

Answer:
Not much.

I’ve seen the value off by as much as 40%, with an average inaccuracy of 10%+, in my opinion.

I may eat these words later, but I don’t think automated software will ever replace seeing a home and objectively weighing all the subjective features of a home.

…Then again, long ago some said TV was just a fad and would never surpass radio.

Investing or Financing Question

"Good morning Gary! I am a Canadian that has always had a life long dream of moving to San Diego. Thinking I might take the plunge to try and avoid this upcoming Canadian winter. What percentage of a down payment do you need in California for a guaranteed mortgage approval? I won't have any credit history in the US. I understand that Nevada is 40%. Please get back to me with any words of wisdom that you might be able to offer. Cheers."

Answer:
Thanks for your email. I forwarded your question to my preferred lender, and his answer is below:

“In California he would also have to put 40% down. Even with 40% down he still needs to have income to qualify for the loan...there are no stated-income loans anymore, so it's full doc just like any loan right now. These type of loans are not that easy anymore.”
