Unlikely Proposal To Extend Homebuyer Tax Credit, Raise To 15K, End Income Limits
The current $8,000 first-time homebuyer tax credit expires on Nov. 30. There is legislation in the Senate and House to extend it and expand it to $15,000 for any buyer of any home over the next year. It would remove income caps, currently $75,000 (individual) and $150,000 (couples). With the government worse than broke, there is significant opposition to the bills and passage looks shaky.

"Hi Gary... When you buy a home, you have it appraised, so do you really need to pay for an inspection too? Wouldn't the appraiser tell you if he finds any problems?"

Answer:
Great question. The appraiser's job is to determine a value for a home. If he or she happens to see a glaring problem, yes, they'll note it. But finding problems isn't their job.
You want to hire a certified home inspector to perform a thorough home inspection. He or she will explain their findings and tell if you if there's anything you should be concerned about.

"We'll be calling you to sell our home shortly. In the meantime, we have a question. What's the correct range for value range pricing? We've seen wide ones and narrow ones and wanted your opinion."

Answer:
Value range pricing is a bit unusual and rarely used outside of San Diego, so many people don't really understand how the strategy works.
I've seen ranges from as little as $1 to as much as 100% of the price (e.g. $1 to $750,000).
While there's no "correct" range, I usually see around 5%. However, I’ve found the ideal range to be about 10%.

"Is it possible to invest in real estate with your IRA?"

Answer:
Absolutely.
In fact, I’ve done it before and am buying an investment property right now with my IRA.
There are some rules you need to follow. One of the major ones is that you cannot live in the home you buy with your IRA.
And you need to have an IRA “custodian” that allows you to invest in real estate. There aren’t many, and your stockbroker almost certainly doesn’t.
