…Higher rates next spring? The Federal Reserve plans to stop buying mortgage backed securities on 3/31/10. This will decrease the supply of mortgage money and create upward pressure on interest rates. Further, all the wild government spending will borrowing, also creating upward pressure on rates.

Are You Considering A Short Sale? This May Shock You:
Credit repair/improvement expert Derrick B. Evens (858-571-0271) of ‘Perfect Credentials’ shares this story:
“More evidence this week of how easy it is to recover from a Short Sale. My client had sold his home short in late 2008 and pulled his credit shortly afterward to see how much he had been affected by his decision. His scores were still above 700, so he didn't think it had been updated yet.
He was scared to pull the report for fear of what he'd see until he heard me on the radio talking about how it's the mortgage lates that really do all the damage to your credit and not the act of ‘selling short’. My Client knew he never went 90 days late before the Short Sale closed, so he became curious. We pulled his credit report and there you have it...
724 less than a year later and as far as we can tell, his score was only affected by about 30-40 points from its peak. Now, keep in mind that he had 2 mortgages on two different properties that were all sold short! (settled for less) Just another case study that reveals it's much better to Short Sale your home than any other alternative. If he had foreclosed on 4 mortgages, it would have been a miracle to not be in the 400's.”

Home Buying Question

"I saw a home I loved, but there was a crack in the slab. Should I avoid buying a home with a cracked slab?"

Answer:
Some cracks are very serious and cost thousands, tens of thousands, or even hundreds of thousands to fix correctly.
Other cracks are more "cosmetic", don't reflect structural problems, and just need to be filled with epoxy. I usually see that done for under $2,000, plus flooring repair or replacement.
My advice is to have any cracks inspected by an expert, usually for about $500. If it's just cosmetic, don't let it stop you. If it's structural, think twice. But you might go forward if you feel comfortable with the report and the estimate, and the repair cost is reflected in the price or a $$ credit.

"We need to do a short sale. Before we go any further and put our home on the market, we want to call our bank first and get an idea if they will even review a short sale for us or not. Do you think they would speak with us?"

Answer:
They’ll definitely speak with you, though you may end up on hold for a long time. And calling your bank is a good idea, but they almost certainly will not review a short sale without an offer.
If you call, bear in mind that:
A) They’d rather you just keep making your payments and not do a short sale
B) The people answering their phones are often new and inexperienced and give incorrect information
The bottom line is to take everything they say with a grain of salt and run it by me to see if it’s accurate.

"I saw a house that rents for $1700/month. With 20% down, my mortgage payment should only be $1027/month. What other expenses would I have to pay?"

Answer:
Great question.
Many people make the mistake of only comparing their rent to their mortgage payment and thinking the rest is positive cashflow. They’re pretty excited, until they have to start paying the other bills.
Here are other items that may decrease that cashflow:
- Taxes
- Insurance
- HOA fee ------------------ (if there’s an HOA)
- Mello Roos --------------- (if applicable)
- Vacancy
- Management ------------ (-0- if you manage yourself)
- Cleaning ----------------- (lower or -0- labor cost if you do)
- Repairs/Maintenance --(lower or -0- labor cost if you do)
- Gardening --------------- (lower or -0- labor cost if you do)
- Advertising
- Utilities
- Misc
Even with those expenses, that house sounds like a great investment.
I’m a firm believer in rental real estate. Of course, you’d expect me to say that, given that I’m a real estate broker.
But more fortunes have been made in real estate than any other investment. And I put my money where my mouth is: I own apartments out of state, just bought a rental condo in Spring Valley, and am on the hunt for another investment property.
