…Mixed bag for California’s foreclosure situation. Latest stats show a huge one year drop in the REO (homes actually foreclosed) rate from 1.8% to 0.7%. But 90+ day delinquencies are up from 6.1% to 9.9% and actual foreclosure notices shot from 2.0% to 3.5%. Why people behind but less being foreclosed? Banks are modifying loans and dragging out the foreclosure process to avoid showing losses on their books.

True Story: Live By The Sword…And Get Arrested
One of my contractor’s workers was repairing a foreclosure in a rough area. Suddenly a man came in looking for his drug dealer, who apparently used to live there. When the worker said the home was vacant, the man tried to attack him with a sword, so the worker fled the house with the crazy man in pursuit. Fortunately, the worker lost him and called the cops, who arrested the man as he was walking down a nearby street carrying his sword.

"I’m buying a short sale and was told I won’t have an answer from the bank for about 2 months. Do you recommend that I inspect the home now, knowing I’ll be out the money if the short sale isn’t approved?"

Answer:
Great question.
There are two schools of thought on this:
A) Don’t spend $300 or so on a home inspection until the short sale is approved as you’ll be out the money if it’s denied.
B) Get the inspection now. Don’t wait (and waste) months for short sale approval, only to discover the house is a lemon and you don’t want it anyway.
I lean toward “B”, perhaps unless it’s a relatively newer home in good shape, as it’s less likely to have any major issues. But still remember to get the inspection once the short sale is approved.

Answer:
There are several reasons a short sale is better for you than a foreclosure:
1. You often can stay in the home payment-free as long or longer
2. Significantly less credit damage
3. You can buy a home 2 years after a short sale (but 4-5 if you do a foreclosure)
4. Lender cannot sue you for their loss (unless you agree)
5. No shame, stigma, stress of foreclosure

Pay your Parking Tickets:
“The City of San Diego is on a mission to see how many collections accounts they can create with their meter-readers. That's right, all unpaid parking tickets will go to collections right at the City of San Diego. They don't sell these accounts to anyone and are not easy to work with. If you didn't pay a San Diego parking ticket, I promise you have a collection on your credit report. And a collection is the single worst possible account that can hit your credit report. The size of the account makes no difference and if you wait until it becomes a collection to take action, it will cost you more money and the damage to your credit will already have been done. The moral of the story is, if they catch you, just pay the parking ticket. Trust me, it's worth it.”
